The City of Kaarina requests your total price quote for the architectural and main design of the demolition and new construction of the Piispanlähde children's house and the renovation of the youth centre, as well as for the BIM coordinator in accordance with this invitation to tender and the attached documents.

The procurement includes principal and architectural design as well as BIM coordination related to the last two phases of the Piispanlähde comprehensive school project. The whole project consists of three chronological parts:

- Extension of the Youth House, the area of the new building is approx. 4200 m². (Not included in this invitation to tender)

- Demolition of the old part of the children's house and replacement with a new building, the scope of the demolition contract is approx. 4200 m² and the new building approx. 5100 m². (construction c. vv.26-28)

- Renovation of the existing 4500 m² school building of the Youth House. (c. wv. 27-30)

Piispanlähde comprehensive school consists of two school buildings about one kilometre apart, which functionally and administratively form one school unit. When talking about a part of a secondary school, the term youth house is used, and in the case of a primary school, a children's house.

The users will be day care children, preschoolers and general and special education pupils in grades 1–9 of basic education. In the academic year 2019 to 2020, there were 720 pupils in comprehensive school education. In the school year 2034-2035, it is estimated that there will be 1164 pupils in basic education.

Buildings and their outdoor spaces must be a well-functioning and inspiring learning environment. School buildings must fit as well as possible into the building stock of their surroundings in terms of scale, massing and colouring. Effective use of plots requires the implementation of school buildings on 2-3 floors. The functionality of the schools is planned to take place based on the idea of a central space. The idea is that the central space would be a dining room, around which multifunctional spaces that can be adapted as needed are grouped.

In construction projects, the design guidelines for school buildings drawn up by the City of Kaarina in accordance with the new curriculum are applied. The KK10 and Healthy House criteria are followed both in terms of project planning and implementation. The goal is to create functional, healthy buildings that meet the required indoor climate conditions.

The school projects of the Bishop's Source are carried out using a traditional form of work. First, the designers for the whole project are competitive, and later competition the contractors as suitable entities.

When making the plans, it must be taken into account that during the renovation of the youth centre and the construction of the children's centre, teaching activities will continue in other parts of the properties.

The design task includes all the generally necessary design measures for the completion of the construction project as well as official permits. The contents and scope of the architectural and principal design tasks, as well as complementary tasks included in the total price, are presented in the attached documents of the Architectural Design Task List ARK18 and Master Design Task List PS18.

The complementary tasks included in the total price shall be carried out:

- Archiving ready-made plans for property management, PDF, DWG and IFC formats (project bank also includes a template in native format)

- Laser scanning of the current state of the part of the Youth House to be renovated into a point cloud (or similar), an inventory model and final modelling of this, as well as modelling of the junction between the extension of the children's house and the remaining building.

- The energy report and certificate are carried out by the HVAC designer of the site, other designers provide the necessary initial information under the direction of the chief designer. The survey is carried out separately for all buildings.

The design is carried out by modelling, and the project applies the "General BIM requirements 2012 (YTV 2012)" guidelines, the accuracy of the building element model level 2 and the space reservation modelling level 1. The project requires the software used to have an IFC 2x3 certificate for the information model.

The total price of the design task includes a total of 150 meetings during design, authority and construction, of which about a third are face-to-face meetings in Kaarina. In addition to the above-mentioned meetings, the total price offered includes meetings between designers and other similar events, for example. site visits.

A tight budget for a construction project requires consideration of cost effectiveness in all phases and all aspects of the design. The subscriber commissions an estimate of the draft plans for the proposal phase of the potential implementation costs of the project. Based on the cost estimate, it is decided whether work can be continued on the basis of the draft plans considered. Any redesign to stay in budget is included in the total price.
