Rehabilitation of police unit 1 in Huckelriede TGA

The Senator for Finance's building renovation program provides planning funds for an inventory of police real estate in Bremen-Huckelriede from 2018. Immobilien Bremen AöR has been tasked with a representative inventory of individual buildings in the entire property in order to meet the future investment needs of the location with an acceptable

to determine the remaining useful life of 20 years.

See also section 2.4 below.

Built in 1934/1935, “Block 1" is part of the former Hindenburg barracks and has been used by the (stand-by) police since 1951. The basement building is accessed through a central staircase up to the attic floor. From here, a reinforced concrete staircase leads to the pointed floor. The massive outer walls are plastered and partly fitted with a thermal insulation composite system. The windows were probably replaced in the 70s of the previous century with tilt-and-turn windows with insulating glass. The building, including the roof covering, makes a well-kept and renovated impression. The interior walls also consist of solid masonry, except for individual lightweight walls that were introduced later. The floors, including the slopes in the attic, are made of reinforced concrete. There are technical and storage rooms in the basement. There is also a common room here, including a toilet and shower for the caretaker. Some of the cellars seem to be in great need of renovation. The ground floor is used entirely as an office area, including the combat equipment service. A laundry room next to the staircase has recently been converted into a disabled toilet. On the 1st floor there are about half of office and changing rooms, while on the 2nd floor there are only changing rooms. Roof attic is used for about two-thirds as changing rooms. The rest of the area is empty. Gem. Police use concept, the attic was blocked as of April 1, 2017 due to fire protection deficiencies. An exemption for the partial use of the changing rooms during conversion work on block 6 was therefore limited to December 31, 2017. The accessible pointed floor is currently not in use. Flooring and suspended ceilings have been renewed in isolated rooms from the ground floor to the 2nd floor in recent years. Otherwise, the majority of these are worn linoleum and parquet floors and

wood fiber ceiling tiles. The sanitary facilities have been partially renovated and equipped with open shower areas. The remaining toilet and washrooms are probably from the 1950s.

Around 1975, the ground and first floors were connected via stairs with the height offset of the neighboring building “Block 6". On the ground floor, there is a kind of pipe system for barrier-free access to the building for wheelchair users. In the attic with open sloping ceilings and bay windows, the floor surfaces consist mainly of concrete screed with paint. In individual

worn linoleum and acoustic ceilings in need of renovation are installed in smaller rooms. In the remaining areas, the exposed concrete surfaces of sloping ceilings, beams and ceilings are painted white, as are the solid brick partition walls. The concrete screed on the pointed floor is untreated. The mineral fiber insulation of the slopes of the wooden roof truss is taped with foils.

At present, the necessity of constructing an elevator installation is still being examined. At this point in time, this is to be co-planned.

In 2019, an inventory and a marchability study for the KG 400 was prepared by the engineering office Scholz Gebäudetechnik. The documents will be made available in the negotiated procedure along with the call for a bid. The office in front of the office is not excluded from the procedure. The inventory and feasibility study are to be checked for plausibility, so that service phases 1 and 2 of the technical equipment according to §§ 53 HOAI ALG 1-6, 8 are only likely to be allocated on a pro rata basis.

The building comprises a gross floor space of 4,310 m². The costs of KG 400 comprise approximately 1.47 million euros (gross).

The start of planning is scheduled for the beginning of 2023.

Execution is scheduled to start in autumn 2023.

The renovation is scheduled to be completed in 2024.

The renovation of KG 300 includes:

- Installation of external stairs to secure the 2nd escape route

- Connection of the northern half of the attic to an external staircase

- replacement and addition of fire doors

- Installation of an external staircase in the basement as a rescue route

- Renewal of exterior windows and doors

- installation of new acoustic ceilings

- Renovation of floor coverings

- renewal of door leaves

- overhaul paint walls

The renovation of KG 400 includes:

- Renewal lighting

- Renewal of electrical installation and data cabling

- replacement of radiators and pipes

The performance profile of the technical equipment includes:

- Parts of work phases 1-2 and service phase 3 of the technical equipment according to §§ 53 HOAI, ALG 1-6, 8

- Service phases 4-9 of the technical equipment according to §§ 53 HOAI, ALG 1-6, 8 as an optional assignment by determining the client (in stages still to be defined by the client, if necessary);

- In-depth price review in accordance with VOB and the Bremen Tariff Compliance and Award Act as an optional special service by determining the AG (in stages still to be defined by the client, if applicable);

- Establishment of an in-depth cost calculation in Lph. 2/3 as an optional special service by determining the AG (in stages to be defined by the client, if necessary);

- Special services in all technical equipment LPH according to §§ 53 HOAI, ALG 1-6, 8 as an optional assignment by determining the client (in stages still to be defined by the client, if applicable).
