The services offered in this procedure include the extension of the Erich Kästner School in Marktredwitz.

The implementation of the construction project with the extension is planned in a construction phase during ongoing school operation in the existing building. The building should be designed to be energetically optimized (passive house standard is the goal).

The preliminary cost estimate is approximately EUR 5.0 million gross (KG 200-700).

The subject of the order are the services in the Object Planning for Buildings and Interiors under § 34 i. V. m. Annex 10, No. 10.1, for buildings and interiors for phases 1 to 9. A phased commissioning is envisaged. Special services will be awarded. In planning and execution, a high degree of cost and deadline security must be ensured. The total construction time will be about 2 years. Construction is scheduled to begin in spring 2021. The building is expected to be completed by the autumn of 2022.

The services include the extension of the Private Special Education Center Marktredwitz (Erich Kästner-Schule Marktredwitz).

The development of the building is done on the Bauerstraße. The building's ground plan is characterized by the massive staircase and the continuous central corridor development. The building has a roof pitch of about 51 degrees.

The Erich Kästner School was built in 1910 with four storeys (KG, EG, OG, DG) in massive construction and has no monumental property. It has been rebuilt several times in the meantime. In 1986, an elevator was installed in the building. In 1987 the roofing, windows and heating were renewed. In 2008, the second structural escape route was built as a steel escape staircase on the south gable of the building. In 2012, a teacher's room was built upstairs on the existing roof terrace. Efforts are currently underway to heat the building via a district heating network. The component structure of the existing building should be preserved as far as possible.

The expansion of the school building is to take place on the remaining property, south of the existing building on the current playground. Through the aspired passive house construction, the building should be sustainable, economical and future-oriented. In this context, proposals for solutions are to be worked out that have the best possible ratio of durable construction structures, high energy efficiency and low construction and operating costs.

The implementation of the construction project with the extension is planned in a construction phase during ongoing school operation in the existing building. The construction project must therefore be carried out in close coordination with the user. Particular attention should be given to the consideration of building requirements and safety aspects as well as scheduling, financial, logistical and pedagogical requirements. Accessibility to the existing school building must be ensured throughout the construction period. The challenge also exists on the existing site, which currently serves as a playground, to realize the required premises in an appealing manner.

The rebuilt space of the existing Erich Kästner school is approx. 9,250 m 3 , the main usable area is approx. 948 m 2 , Additional usable area approx. 588 m 2 , Traffic area about 426 m 2 and functional area about 38 m 2 , The building is to be extended according to the space program of the government of Upper Franconia. The existing space program is to be expanded to include more rooms with a total floor space of 1,143 m 2 be created on the existing property.

The provisional budget for the extension of the existing school for KGR 200 is 50 000,00 EUR net, KGR 300 for a sum of 2 146 000 EUR net, and for KGR 400 it is 1 032 000 net , The costs were determined in the context of a rough cost estimate and represent only a reference value at the time of dispatch.

Subject of the contract are the planning services for buildings and interiors for the service phases 1 to 9 described in the performance picture Object Planning for Buildings and Interiors under § 34 in conjunction with Annex 10 No. 10.1.

Stepwise commissioning is envisaged: Level 1: LPH 1 to 3, Level 2: LPH 4, Level 3: LPH 5-7: Level 4: LPH 8 to 9.

The construction project will be carried out by the client in accordance with § 34 HOAI i. V. m. Annex 10.2 listed in the Honorary Zone III, HOAI 2013.

In planning and execution, a high degree of cost and schedule security is to be ensured.

The total construction time will be about 2 years. Construction is scheduled to begin in spring 2021. The building should be completed by the autumn of 2022 and handed over to the user.

It should be shortened by mutual agreement with the bidders the offer period to 10 days.
