With a usage area 1-6 of around 15,588 m² and a gross floor area of 32,000 m², the new building for the biocenter will form the largest building block of the new development of the “Bremerskamp” site.

The laboratory building is divided into two construction phases that are independent of time, which are also largely independent

are to be planned by each other. However, in order to ensure the functionality of the fire protection concept for the entire

To guarantee buildings, the first planning stage must be carried out for both construction phases. From level

2, the planning of the two construction phases is carried out separately (see step contract below). First of all,

Construction phase 1 is planned, which has approx. 8100 m² NUF 1-6 and a large proportion of laboratory space

contains.

At present, total construction costs of around 160 million euros are estimated without planning

(KG 200 to 700 incl. 28% construction costs). The 1st phase of construction is subject to a cost ceiling of

An axis grid of 1.20 m is specified. It is currently planned to construct the building using timber construction or wood-hybrid construction with hybrid ceilings. The general planner will start planning work at the end of the 1st quarter of 2022. The planning service for fire protection is expected to start in September 2022.

As new construction projects, the buildings are also currently subject to the requirements of the GEG and

EWKG S-H. Of these two laws, the EWKG demands that they fall below DIN

V 18599 requirement values by -30% currently meet the highest requirements.

The complex building is to be divided into two construction phases.

The budget of the construction phases is estimated as follows:

1st BA — approx. €75 million BK

2nd BA — approx. €50 million BK

The order is placed in stages.

Construction phase 01:

1.1 Stage 1 1st BA and 2nd BA level 1 according to Appendix 1
