The city of Waldkraiburg is planning the construction of a new modern town hall with a redesign of the town hall environment as well as an urban reorganization of the current town hall location. The aim is to significantly improve the attractiveness and quality of stay of the city centre, to create a concise address and to bring more "life" to the centre. The formerly very generously planned town hall in the style of the 1970s and the underground car park below are in great need of renovation (roof leakage, lack of thermal insulation, leaking windows, fine dust emitting interior ceilings). The town hall no longer meets the requirements of today's town hall. The town hall and underground car park are therefore to be demolished and replaced by a new building. The new town hall should present itself self-confidently, be open and inviting to the citizens and offer employees a good working environment and a good working atmosphere. It will have approximately 4,800 m2 of floor space for almost 100 employees.
The subject of the order are planning services, consisting of
- Performance profile of structural design (§§ 49 ff. HOAI in conjunction with Annex 14 HOAI)
- Work phases 1 - 6 according to Annex 14 HOAI incl. Special services: Demolition statics for the demolition of the existing building and the "separation" to the underground car park to be maintained, engineering control of the execution of the supporting structure for conformity with the tested static documents (LP 8),

It will have approximately 4,800 m2 of floor space for almost 100 employees.
The previous location of the town hall is to be abandoned. The new town hall is to move closer to the town square as a new significant spatial edge. During the construction period, the old town hall will continue to be used and then demolished.
With the new construction of the town hall, the immediate surroundings are also to be upgraded and the barrier effect caused by the difference in height is to be removed. The new building and open spaces are to become an attraction in the city centre and give the town a new face.
The construction window for the new town hall building is approx. 1,827 m² in size and is located on the corridor no. 2 and 2/19.
The preliminary cost estimate for the services of the technical equipment amounts to the following amounts (according to DIN 276 (2018-12), EUR net):

- KG 410: 320.000,-
- KG 420: 1,360,000
- KG 430: 455.000,-
- KG 440: 1.760.000,-
- KG 450: 230.000,-
- KG 460: 140,000
- KG 480: 275.000,-
(Status Index Q 2/2022) ("Rough cost estimate"). The rough cost estimate is based on investigations based on the tasks of comparable reference projects, whereby an average standard of medium and high standard was applied. This cost framework should be observed by the bidders.
Parallel to this VgV procedure, the client carries out the award of planning services in separate VgV procedures according to the scope of technical equipment HVAC (§§ 53 ff. HOAI, plant groups 1, 2 and 3) and according to the service description Technical Equipment ELT (§§ 53 ff. HOAI, plant groups 4, 5, 6 and 8 according to § 53 para. 2 nos. 4, 5, 6 and 8).
The contract for the object planning of buildings has already been awarded on the basis of a competition according to RPW.
