Complete renovation of levels 02 - 05 in the Funkhaus Stuttgart, building A-D. Built between 1973 and 1976 and listed as a historical monument, the broadcasting house is to be brought up to a contemporary office, meeting and studio standard as well as to the current state of the art on the part of the TGA with a new fire protection concept as well as new usage requirements and workflows. The construction project is divided into 5 construction phases, which will be renovated one after the other. On the part of the TGA, the planning up to and including LPH 3 for the 1st construction phase is available. The gross floor area of the 1st construction phase is approx. 8,900 m². Building on the existing planning, planning phases 5 to 7 and 8 (optionally 9) will be commissioned in stages for the 1st construction phase C-Building E02 - E05.
The scope of services to be provided includes the basic services of service phases 5 to 7 as well as 8 (optionally 9) of the HOAI for the planning of the technical building equipment of the cost groups KG 410, 420, 430, 470 and KG 480 excluding the following services:
LPH 7:
a) Obtaining offers (carried out by the Client's construction purchasing)
The order is placed in stages.
The preliminary chargeable costs (net) amount to:
KG 410: approx. 300,000 €
KG 420: approx. 568,000 €
KG 430: approx. 1,632,000 €
KG 470: approx. 26,000 €
KG 480: approx. 624,000 €
In addition, there are the following special services (for KG 410, 420, 430, 470 and 450), which are called up by SWR if necessary:
Superior:
1) Viewing, incorporating and checking the supply concept or the planned variant developed in LPH 3 including cost and function confirmation for the 1st construction phase. Analysis of the complex use and, if necessary, elaboration of optimisation proposals with regard to the supply concept, taking into account the building physics conditions, costs, deadlines and usage requirements in the updated work planning of the property planner as well as the requirements from the building permit.
2) Updating the technical part of a room type book until acceptance
3) Participation in the establishment of a cross-trade fire protection matrix
LPH 7:
1) Participation in the examination of offers justified by the construction industry (claim defense)
2) Checking and evaluating ancillary offers
LPH 9:
1) Monitoring the remedy of defects within the limitation period
