The district of Märkisch-Oderland intends to commission planning services (general planning including demolition planning) for the construction of an office and administration building (TP 5) to expand the STIC Strausberg. The construction cost cap for demolition and new construction (including ancillary services) is acc. Budget at EUR 7 880 000.
The commissioning of the following planning services is the subject of this award procedure:
- demolition planning,
- object planning buildings and interiors,
- open area planning,
- technical planning of the structure,
- technical planning of technical building equipment,
- special services.
The planned new building is to be designed in addition to the building stock of the Technology and Start-up Center. The client is committed to the principle of sustainability and intends to build a resource-saving building.
The services are assigned as general planning. The formation of single lots is not provided.
The district of Märkisch-Oderland intends to build an additional office building in order to expand the Strausberg Technology and Start-up Center. The planned new building with a usable area of approx. 1 600 m
With the new building, the STIC Strausberg is to receive an attractive address and the currently unsatisfactory entrance situation will be redesigned in terms of urban planning. The contractors are expected to deal comprehensively with the building stock of the Technology and Start-up Center. To clear the construction site for the new building, unused buildings or parts of the building are to be laid down. The overall project to expand the location will be realized in the coming years in several consecutive, independent construction stages.
The subject of the services to be awarded here is the demolition planning for the demolition of the former canteen building TP 5 and the object and technical planning for the construction of a new office and administration building for the technology and incubator building at the cafeteria building (1.BA - STIC - General Planning ). The client intends to raise funds for business development for the construction projects.
A building that conserves energy and resources must be built according to the recognized rules of technology. Constructive solutions have to be developed for the new construction project and passive systems have to be designed which contribute to the avoidance of complex technical solutions with high operating and maintenance costs (with simultaneous susceptibility to failure). The client is committed to the principle of sustainability and strives for the construction of a DGNB certified building.
In the context of the award procedure, suitable specialist planners are sought as general planners for the processing of the tendered planning task, which can refer to experiences in the field of sustainable, energy-saving construction. Applicants are admitted who can provide all planning services in their own company or as a bidder / consortium.
The following planning services are intended to be commissioned in the form of a general planner contract:
- demolition planning,
- Object planning acc. § 34 HOAI in conjunction with Annex 10 HOAI,
- Free layout planning acc. § 39 HOAI in connection with Annex 11 HOAI,
- Fachplanung Tragwerk gem. § 51 HOAI in connection with Annex 14 HOAI,
- Technical planning Technical building equipment acc. § 55 HOAI in shipment with Annex 15 HOAI.
For the technical equipment, the client will transfer the basic services for the following groups of plants: sewage, water and gas installations, heat supply systems, ventilation systems, power installations, telecommunication and information technology systems, conveyor systems, use-specific systems and process engineering systems, building automation.
In addition, the following special services are commissioned:
- proof of heat protection EnEV 2016,
- building and room acoustics,
- creation of fire protection concept,
- constructive fire protection,
- LPH 8 - Object monitoring Structural design acc. Appendix 14 Engineering control of the design of the structure in accordance with the tested static documentation.
The client wants to incorporate the innovative character of the location into the architecture and the spirit of the new buildings. Ecology, sustainability and conservation of resources while at the same time being aware of costs are at the center of his actions.
The allocation takes place in general planning, the lotwise allocation is not possible.
