At the same time, building technical risk structures are being extensively repaired or renewed on the roof, facades, sub-, intermediate and top floors and functional space changes. During the renovation work, the building protection values of the building must be taken into account.
The project will be implemented as a project alliance. The contractor is competing in succession with the design or execution companies or groupings of companies to form an alliance organization with the client. The procurement shall be carried out by negotiated procedure.
This procurement concerns design (architect and master design, structural design, HVAC design) according to the specifications.
The project is a major refurbishment of an office building designed by Eliel Saarinen in 1912. The total floor area of the building is approximately 3 930 m
The construction cost estimated in the project plan for the construction of the renovation at the cost level of 11/2018 (Shipwreck Index = 95.7) is a total of EUR 18.65 MEUR (VAT 0%) excluding the cost of evacuation (3 991 EUR / brm)
The phasing of a project is planned during its development phase together with the client, the designer and the contractor.
During the development phase of the project, it is intended to develop plans and their implementation and to draw up a project implementation plan for approval by the client. Once the customer has decided on the implementation plan, an implementation phase will be launched, which will continue concurrently with the implementation planning and the construction of the refurbishment, and will end with the commissioning and the 5-year follow-up period.
The development phase is scheduled to start in March 2020 and the implementation phase in May-August 2021. The estimated date for deployment is in spring 2023.
