The services include the construction of a design studio for the state vocational school and technical college for product design in 95100 Selb. As part of a realization competition, the winning designs for the architectural achievement were determined in January 2021 ..

Subject of the order:

The subject of the order is the structural engineering specified in the structural engineering service profile under Section 49 HOAI Paragraph (1) with the basic services described in Annex 14 number 14.1 in the structural engineering service profile for service phases 1 to 6. The order is currently only awarded for construction phase I.

A gradual commissioning is planned.

- Level 1: LPH 1 to 3,

- Level 2: LPH 4,

- Level 3: LPH 5 to 6,

- Level 4: Special achievements LPH 8.

The construction project is to be classified according to §52 with the object list listed in Annex 14.2 according to HOAI 2021.

Furthermore, the following special services according to § 51 (5) in connection with Annex 14 number 14.1 are the subject of the offer:

- LPH 2: Preliminary verifiable calculation of essential load-bearing parts and preliminary verifiable calculation of the foundation.

- LPH 3: Advance, testable and suitable calculation of essential load-bearing parts as advance service of LPH 5. Advance, testable and suitable calculation of the foundation as advance service of LPH 5. B. Clarification of construction details.

- LPH 4: Evidence for constructive fire protection.

- LPH 5: Construction and proof of connections in timber construction.

- LPH 8: Reinforcement acceptance.

General requirements for the building

The building is a work and training building for the State Vocational School / Technical School for Product Design Selb. The focus of the training is on the areas of mobility / automobiles as well as consumer and capital goods design. The design studio will be a common place of learning for creative young people - not a school in the traditional sense. In order to achieve the function as an open teaching and learning location, a high level of multifunctionality must be guaranteed. In a combination of integrated studios and workshops, the aim is to bring the analog and digital worlds of development together. Young adults learn and work in a project-oriented manner under the guidance of the teaching staff. The work is characterized by a high degree of autonomy on the part of the learners in different group sizes. All teaching content in the field of mobility and product design is subject to permanent and high-frequency change. Some technologies and processes that are used today can be out of date in just a few years. The new building should be on the corridor no. 1899/45 and 1899/46 (district Selb) to be built. The area intended for construction is delimited from the north by Christian-Höfer-Ring and from the west via Ascher-Str. or Hutschenreuther Platz. The property slopes slightly to the east. The area intended for use is the former location of the Hutschenreuther AG porcelain factory in the Selb Nord industrial park, which was completely demolished in 2014. The area has been completely cleared. The construction site is restricted by existing deposits from the former porcelain production. In some cases, increased foundation costs are to be expected.

Building:

The building is planned in a sustainable and ecological timber construction with spatial axes of approx. 4 m. Ceiling structures with larger spans are reinforced with beams to enable column-free usability. This is intended to achieve an economical construction with a high degree of prefabrication. To carry out the measure, wood construction skills are therefore essential. This must be proven by the applicant.

Energy efficiency:

When planning, great importance is attached to the issues of energy saving, resource conservation and sustainability. Here the district has a role model function as a builder. The city of Frankfurt's “Guidelines for Economic Construction 2021” are given here as a guide to the construction method.

Technical building equipment:

Planning concepts that minimize building technology and its controls are to be preferred (low-tech to reduce operating and maintenance costs). The conception of the technical systems is based on the recommendations of the Working Group for Machines and Electrical Engineering (AMEV) in the most current form.

Sanitary engineering:

Urinals are to be designed as dry single urinals.

Heat supply and energy:

The heat supply should be based on renewable energy sources or combined heat and power (CHP).

Ventilation technology:

In principle, passive house components are to be used (ventilation with heat recovery). Active cooling technology is to be avoided as a matter of principle. If cooling is required, the possibilities of night-time free cooling, adiabatic cooling and sorption-assisted air conditioning must first be exhausted. A natural ventilation and lighting of the rooms should be aimed for. In rooms in which temperature-sensitive model materials are used, the room temperature may be 25 O Do not exceed Celsius.

Electrical engineering:

In the case of a new building, the greatest possible power generation capacity that can be achieved with photovoltaics must be installed.

Construction stages:

The eligible main usable area of the building planned for realization (construction phase I) is 3,500 m according to the abstract space program 2 . A later extension of the studio space by approx. 1,200.00 m 2 HNF (construction phase II) is planned to build seminar rooms for a new industrial design course to be created.

Costs:

Based on the currently valid guideline costs for school buildings, the costs estimated by the sponsor for construction phase I amount to approx. EUR 7,300,000.00 for the KGR 300 and approx. EUR 4,000,000.00 net for the KGR 400. The costs were determined as part of a rough cost estimate and are only indicative at the time of dispatch. A high degree of cost and deadline security must be guaranteed in planning and execution.

Planned timeline:

LPH 1-3 begins in July 2021 and must be completed by August 2022. The total construction time will amount to approx. 2 years. Construction is scheduled to start in May 2023. The building is to be completed and handed over to the user by August 2025.

A high level of costs and deadlines must be guaranteed in planning and execution.
