General renovation with new partial replacement building at the state vocational school Waldkirchen - services of object planning outdoor facilities according to § 39 HOAI and property planning transport facilities according to § 45 HOAI - LPH 3-9

VGV procedure 'General renovation with new partial replacement building of the state vocational school Waldkirchen';

Services of property planning outdoor facilities according to § 39 HOAI and property planning transport facilities according to § 45 HOAI - Service phases 3-9

Step-by-step (levels LPH 3+4, LPH 5-7, LPH 8+9 respectively) and commissioning of services in sections is planned.

For reasons of space, the award criteria are only presented in a compressed form in the announcement text, the complete award criteria with sub-items can be found in the free and unrestrictedly accessible tender documents.

In stage 2 of the procedure, a declaration of consent is required to shorten the offer period to 14 calendar days in accordance with section 17 (7) VgV.

The entire complex was divided into components for better understanding and handling.

The previous basic structure of the Waldkirchen vocational school, which was heavily jagged due to freestanding, rearranged extensions, must essentially be retained in its basic form. Arranged up a new building before use (components 3+4), the space deficit in specialist rooms can be covered with workshops and adjoining rooms. With component 5, the area deficit of FOS/BOS and the “Economy” department is eliminated by another new building.

The existing parts of the Waldkirchen vocational school are divided into the centrally located new building. As a result of the orientation within the building along a longitudinal axis, the inner structure remains unchanged. The additional space requirement of the teacher and administration area can be made in part 3 of building. The administration's focal point will again be centrally located in the entrance area, while the teacher areas will remain assigned to the future administrative area. On level 1, component 1 houses rooms of the KPZ, specialist rooms of the construction timber department as well as technology and cellar rooms. There are changing rooms, washing rooms and toilets in component 2.

Rooms for the roofing department, the motor vehicle and the metal department are located on level 2. The motor vehicle sector, administration, auditorium with canteen and natural science are on level 3. Vocational school rooms. Only classrooms are accommodated on levels 4 and 5. The vocational school center is located on the “Freyunger Straße” access road, which in turn is well connected to the main road “Bahnhofstrasse”. On a large scale, the vocational school centre is located near the district “Bannholz”.

The creation of a new main access road will significantly improve fire protection concerns as well as freight and passenger transport. In the immediate vicinity of the vocational school, the roofer residence is an important institution that is closely linked to the vocational school. The school has a bus stop, but the central bus station is 450 metres from the vocational school location. The branched access and departure network offers insufficient waiting and parking spaces, especially in front of the busiest area, especially for bus traffic. In conjunction with the school/sports hall building concept, an inviting waiting and meeting zone can be created that can handle the sometimes high number of pupils.

Due to the height-related staggering of the buildings and the extensive extension, a total of 5 main stationery cores are distributed throughout the building complex. Stair core 2 (construction timber level (level 1) /metal level (level 2) /administration hall (level 3)) and the stair core 4 (administration hall (level 3) /FOS BOS (level 4) /class rooms (level 5)) connects all floors together with level 3. For this reason, elevators are also attached to these stairwells. Appropriate barrier-free sanitary facilities are sensibly connected near these stair cores 2 and 4.

Due to the different and varied rooms and workshops, various room sizes and room heights are required. High rooms are required, particularly on levels 1 and 2, due to the workshops, while standard floor heights have to be used for the classic “school rooms” and administration. The automotive hall is planned as an open hall construction.

The division of construction phases has now changed - see project documents.

The first construction phase, including outdoor facilities, has already been realized. The remaining outdoor facilities will be built successively as part of construction phases 2-5.
