The city of Leinfelden-Echterdingen is planning to sell Goldäcker land to investors, property developers or housing companies. The KÄPSELE concept award includes the planning and realization of the neighborhood development (apartments in different segments) as well as the production of public and private development on three sections of the gold farms: KÄPSELE North (5,409 sqm), KÄPSELE Mitte (5,980 sqm) and KÄPSELE South (6,426 sqm). The three subareas are allocated individually as “lots”. It is permissible to apply for several lots. The city of Leinfelden-Echterdigen intends to sell the three residential areas to one or more applicants. On the basis of a fixed property price of 910.00 EUR/sqm (fully developed building plot), the three construction sites are to be sold to those applicants who create the most convincing concept. The city of Leinfelden-Echterdigen reserves the right to adjust the purchase price when the reference values for land are updated as of December 31, 2022. The aim is to look at the three pillars of sustainable urban development that are decisive for the seller in equal measure and to make it part of the concept award KÄPSELE. The district should be socially mixed, ecologically distinctive, yet economically viable and therefore also durable. It should be diverse, colorful and worth living in, and climate protection should be visible in architecture. To this end, innovative and diverse concepts are being sought for the three construction sites. The KÄPSELE project is a field of experimentation and is flexible in its implementation process. In this way, the right partners for the common path to climate neutrality in construction should be identified and supported in the joint discourse on structural realization. The KÄPSELE project is financially supported by the Baden-Württemberg Timber Construction Offensive of the Ministry of Rural Areas and Consumer Protection with the funding program “Timber Construction as a Component of Municipal Climate Protection”. The KÄPSELE project formulates a technology-open process and is looking for optimal solutions. It serves to implement concepts and accelerate your own, socio-ecological housing construction. The KÄPSELE project was included in the IBA'27 network as a project and also defines its own high standards for process and planning quality. An inclusion as an IBA'27 project is envisaged in the course of the process. The procedure for awarding KÄPSELE follows § 3b EU paragraph 4 VOB/A as a competitive dialogue and is designed in two phases after the participation competition.
