The façade is divided into a clinker-clad plinth area at the level of Postplatz in the 1.UG and moves up the stairs to the level of the entrance square on the ground floor. In the clinker-clad area, metal-glass facades are provided, partly as perforated window / door elements and partly on the ground floor as mullion-transom façade. (The clinker façade is not part of the tender.) Parts of the ground floor and the upper floors 1-3 are enclosed by a façade consisting of an irregular alternation of closed photovoltaic and window elements, which are also staggered over the floors. The window elements are floor-to-ceiling, fall protection is ensured with an integrated glass pane. The floors are separated by colour-contrasting belt cornices.
On the upper floors 1-3 and in parts of the ground floor wood-aluminium perforated windows with three-pane insulating glazing are planned. Natural ventilation is possible via openable window sashes. Sun protection is ensured by rail-guided venetian blinds with daylight control.
The 4th floor is set back and is barely perceptible in the vicinity of the extension. It is generously glazed, closed elements are clad with colored glass. It consists of a wood-mullion-transom façade with aluminium cover shell, with windows and doors onto the roof terrace.
The district office Rems-Murr-Kreis is planning the construction of a new office and administration building at Alten Postplatz 10 in Waiblingen. For this purpose, the existing parking garage was dismantled in order to erect a new building at this point, which fits into the surrounding area as an urban accent self-sufficiently to the existing buildings. In order to implement the construction project, the district office pursues the goal of constructing a sustainable building with a high level of user comfort. Special emphasis is therefore placed on the aspects of energy efficiency, energy supply, modern office concepts and mobility. The building consists of 4 upper floors (including office / meeting rooms, consulting areas), the ground floor (including entrance / consulting area), as well as 3 basements (underground car park / technology).
The total gross floor area is 17,019 m2.
A valid development plan is available for the planning area.
The project planning is carried out by Ackermann + Raff GmbH & Co. KG and the project management by THOST Projektmanagement GmbH. The BIM method (Building Information Modeling) is used for the implementation and management of the new administration building.
The new three-storey underground car park is planned as a reinforced concrete construction. The ceiling between the underground car park and the upper floors is designed as an 80c m thick interception ceiling to enable the different load-bearing systems to be changed. For the massive core zone on the upper floors, a reinforced concrete version is planned to stiffen the building. The areas around the core zone are planned as a timber hybrid construction. A board stacking ceiling including acoustic milling with concrete and wooden supports along the façade is planned to transfer the loads. Non-load-bearing walls are masonry in the basement on the upper floors as drywall walls and system partition walls.
The project NAP 10 District Office Waiblingen is certified according to the requirements of the German Sustainable Building Council (DGNB) n the usage profile new office and administration version 2 018. Quality level 4 of criterion ENV1 .2 applies.
