The Office for Building Management of the City of Leipzig intends to build a new secondary school with a sports hall at the Kolmstraße site in Leipzig to secure the school capacities of the City of Leipzig.

Total budget (KG 200-700): currently approx. EUR 35.0 million gross

Construction costs (KG 300+400): currently approx. EUR 25.48 million gross

The client intends to commission the service phases (LPH) 1 to 9 Specialist planning of technical equipment HLS (ALG 1-3, 8) in accordance with HOAI § 55 et seq. in conjunction with Annex 15 as well as special services for the following plant groups.

- Plant group 1 - Sewerage, water and gas plants

- Anlagengruppe 2 - Wärmeversorgungsanlagen

- Plant group 3 - ventilation systems

- Plant group 8 - building automation

The assignment is carried out in accordance with the terms and conditions of the contract (see documents Contract Conditions) as well as according to individual service phases. At the end of the negotiation procedure, service level I: service phases 1 to 3 as well as other services will be contractually commissioned. Furthermore, according to the draft contract, special services are reserved. Subsequently, work phases 4 to 9 are to be commissioned in stages (individually or as a whole).

There is no legal entitlement to the commissioning of the following service phases. The contractor cannot derive an increase in his fee from the step-by-step commissioning. The step-by-step commissioning is subject to the securing of the financing by the client or the promotion of the construction project and subject to the condition that the contractor offers the guarantee for an appropriate, high-quality and timely performance.

Once the design planning has been submitted, it will be examined as part of the building decision whether the possibility of awarding a general contractor from LPH 5 onwards can be considered. If the tendered service phases 1-9 are commissioned, the contract is expected to end at the end of 2028 (completion of LPH 8).
