The basic services of the work phases 1 - 9 for the object planning of buildings and interiors according to § 34 Abs. 3 HOAI 2021, Part 3 Section 1 as well as the basic services of the service phases 1-9 of the service profile outdoor facilities according to § 39 Abs. 3 HOAI 2021, Part 3 Section 2 will be awarded in stages.
Furthermore, the special services of participation in the application and billing of subsidies (including proof of use), the creation of a fire protection concept according to AHO including escape and rescue plans as well as fire brigade plans as well as the monitoring of the removal of defects within the limitation period are awarded. The elevator planning (compliance with accessibility according to DIN 18040) should also be carried out by the commissioned planning office.

The kindergarten Großwenkheim is located in the east of the city of Münnerstadt and currently consists of a building in which a kindergarten group is accommodated and in addition a multi-generational use takes place.
The partially basement, single-storey solid construction with converted mansard floor and undeveloped tent roof has a floor area of approx. 10 x 12 m.
The building was built as a childcare facility in 1911 and operated by the Sisters of the Redeemers, whose dormitories were upstairs. In 1994, the building was fundamentally rebuilt, extended to the north with a ground-floor sanitary extension and then continued to operate as a kindergarten with a kindergarten group and multi-generational use.
Access is via the main entrance from the south. On the ground floor there is a multifunctional room and an adjoining room, which are currently partly used by others, as well as a kitchen. The annex houses sanitary facilities and barrier-free toilets. The exit to the garden is via the hallway and cloakroom area. The upper floor, in which the group room, ancillary rooms, staff rooms and the children's toilet facility are located, is accessible via a staircase, the access to which leads through the kitchen on the ground floor. The already built escape staircase from the group room upper floor is sufficient according to current review of the fire protection and statics requirements, but was not approved.
The attic (tent roof with southern dormer) is accessible via a 2x quarter-spiral, steep staircase. The attic is not developed and serves as a storage area. The roof construction is partially damaged, the insulation is not carried out according to GEG.
The basement is also accessed via the staircase with access from the kitchen. In the basement there is a boiler room, oil storage and other storage rooms. Here, too, there is no meaningful thermal separation of the recreation rooms to the uninsulated cellar rooms and the fire protection requirements are not met.
The kindergarten is to be expanded to a total of two nursery groups and two kindergarten groups. As part of a feasibility study, several expansion variants were examined. Of the three variants presented, the client (city council decision) has now opted for option 3, the two-storey extension on the eastern property. Variants 1 and 2 are therefore no longer eligible. The feasibility study is attached to the documents.
The existing building is to be preserved and upgraded with regard to fire protection, the requirements of the GEG and the hygiene guidelines. The requirements regarding kindergarten safety and accessibility must be met. The development of the floors of the existing building is to be completely redesigned.
The access and access routes must be rearranged accordingly and a separate play area for the crèche children must be created in the outdoor area.

It is intended to apply for funding within the framework of FAG funding. Accordingly, the space program must be adhered to in accordance with the funding guidelines of the government of Lower Franconia. All missing rooms must be accommodated in the newly planned, two-storey extension.

According to an initial cost forecast (December 2022), an initial cost estimate of approximately EUR 3.2 million net (KG 200-700) total costs is estimated. Total costs of a maximum of EUR 4.0 million gross (KG 200-700) are currently still assumed.

The planning for the renovation and expansion of the Großwenkheim kindergarten is to be started as soon as possible after commissioning. A speedy implementation is desired, so that a start of use in September 2025 is possible.
