Project management for the construction of a real estate complex located at the eastern entrance to the city in the municipality of La Valette-du-Var

This project management contract concerns the construction of a real estate complex of approximately 83 housing units and approximately 550 m 2 SDP of shops and public services (including the relocation of the art center), parking lots, VRD and surroundings on a plot of approximately 2,571 m 2 composed of several cadastral plots at the entrance to the city East in the municipality of La Valette-du-Var.

This project management contract relates to the construction of a real estate complex on a plot of approximately 2,571 m 2 composed of several cadastral plots located at the eastern entrance to the city in the municipality of La Valette-du-Var. The essential elements of the program relate to:

- the asbestos removal and demolition of the old structure located on plots BH 487 and 172;

- partial or total demolition of the old building located on plot BH189;

- possible depollution;

- the construction of approximately 83 R + 4 housing units (IUA and IUAa zone PLUs) divided into 58 free-access housing units accounting for a living area of approximately 3,250 m 2 and 25 social rental housing units for a living area of approximately 1,500 m 2 ;

- the realization on the ground floor of approximately 550 m 2 SDP of shops and public services (including the relocation of the art center with an area of approximately 150 m 2 instead of the existing one);

- the creation of parking spaces in accordance with the PLU zones IUA and IUAa (1 space per accommodation);

- the realization of the VRD, green spaces and the development of the surroundings.

The future housing complex will have to participate in the development of the eastern entrance to the city. The amount of the provisional envelope provided for by the contracting authority for the work is set at 7,500,000 EUR excluding tax. The project management missions entrusted to the holder are defined by book IV of part 2 of the public procurement code (ex law MOP), although the client is a buyer who, within the framework of this contract , is not subject to the provisions of Book IV of Part 2 of the Public Order Code. The missions entrusted are therefore the basic missions to which are added additional missions defined in the documents of the consultation.
