The subject-specific planning services for the contractual project concerning the new construction of the 4-class Lessing Gymnasium with 5-course grades 5 to 7 (with the option of extension to a complete 5-course) in the nine-year form (G9) on the pedagogical and spatial basis of the "Open Learning Landscapes" (cluster principle). The project also includes the dismantling of the existing sports hall and the construction of two triple sports halls with six units, playground and outdoor sports areas as well as the transport infrastructure (delivery, bicycle parking spaces, etc.).
The planning services in the technical building equipment (heating, ventilation, sanitation - HLS) including use-specific and process engineering systems for building management systems (BMS) are put out to tender in plant groups 1, 2, 3, 7 and 8, service phases (LPH) 1 - 9, for the aforementioned required new buildings.
Engineering services in the field of technical building equipment (heating, ventilation, sanitation - HLS) including use-specific and process engineering systems for building management systems (BMS) in accordance with § 55 HOAI, service phases 1-9.
The services will be commissioned in stages, starting with work phases 1 and 2 in accordance with the attached engineering contract.
The client reserves the right to commission further service phases - in whole or in part. There is no legal entitlement to the transfer of these benefits.
The structure of the building should be designed in such a way that it can be adapted to a changed pedagogical concept as well as expanded at a later date, e.g. by a cluster. The possibility of expansion by a cluster with approx. 470 m2 GFA is to be provided. The possibility of expanding the canteen by approx. 95 m2 GFA is also being considered. Buildings and equipment should form a unit and be planned in a mutually complementary manner. At the same time, the equipment should be multifunctional and flexibly usable and adaptable to changing needs. When choosing construction and materials, the sustainability and environmental compatibility of the building materials must be examined, while at the same time the economic efficiency (in terms of production, maintenance and operating costs) must be taken into account. A compact, space-saving design with a flat roof is desired. The roofs will be greened extensively or intensively. Excluded are technical structures and roof terraces with a share of approx. 40% of the respective roof area. The total rootable layer thickness will be at least 10 cm. While maintaining the function of green roofs, solar panels and photovoltaic systems are to be installed.
