The City of Kaarina's Facilities and Nutrition Services requests your total price offer for the ground studies and geotechnical designs of the item mentioned in the title. The tender will be requested in accordance with this call for tender and the accompanying documents. The total price includes commission, special compensation and expenses, as well as travel costs and travel time charges.
The acquisition includes ground studies and planning related to the Bishop Source Unitary School project set consisting of three (3) parts:
— Extension of the youth house, scale of the new building c. 4,200 brm
— Dismantling and replacing the old part of the children's house with new construction, the extent of the demolition work c. 4,200 brm
— Basic improvement of the existing school building of the youth house approx 4,500 m
The Episcopal Source Unitary School is formed of two (2) each other school buildings at a distance of about one kilometre, which functionally and administratively constitute one (1) school unit. When talking about the part of the middle school, the term youth house is used and, for the lower school, a children's
Day care children, preschoolers, and general and special education pupils from Grade 1 to 9 in primary education will be used by the buildings. There are 720 pupils in the 2019-2020 school year in primary education. In the 2034 to 2035 school year, pupils are estimated to be 1,164 in primary education. When making plans, it should be noted that during the renovation of the youth house and the extensions of the children's and youth house, teaching activities will continue in other parts of the property.
Buildings and their exteriors should be a very functional and exhilarating learning environment. School buildings should fit as best as possible in terms of scale, massing and coloring of their surroundings. Effective use of plots requires the implementation of school buildings in 2—3 storeys. The functionality of schools is designed to take place based on the idea of a central space. The idea is that the central space would serve as a dining room, around which converting, multi-purpose spaces are grouped as needed.
The construction projects apply the design guideline for school buildings under the new curriculum made by the city of Kaarina. The criteria for a healthy house are adhered to both the design and execution of the project. The goal is to provide functional, healthy and required indoor climatic buildings.
The school projects of the Bishop's Source are carried out using a traditional form of work. First, the designers for the whole project are competitive, and later competition the contractors as suitable entities.
The parties to the planning stage complaining on the basis of the tender are:

The design task includes all generally necessary planning measures to provide a finished construction site. Basic tasks of the foundation design task list GEO18 C-K, where applicable. The complementary tasks included in the total price shall be carried out:
— Archiving completed plans for real estate management, in PDF, DWG and IFC (project bank),
— The Energy Survey and Certificate is made by the HVAC Designer of the subject, other designers provide the necessary output information under the direction of the Chief Designer. The survey will be carried out on all buildings separately,
— Completion of the moisture management system used at the site (Dry chain 10 or equivalent).
The design is done by modelling and the project is subject to General Data Model Requirements 2012 (YTV 2012) guidelines, building part model accuracy level 2 and status reservation modeling level 1. The project requires the software used to provide IFC 2x3 certification for the data model. Data modelling aims to support design and help plan coordination, illustrate design solutions and streamline construction-time processes. Modeling is done for the implementation of the project and the model is used for the construction. For example, no separate allowance is paid for the use of the model at the construction stage.
The total price of the design task includes a total of 60pc of planning, authority and construction early meetings. The final total price is determined by the amount of meeting realized. The total price offered includes, in addition to the above meetings, meetings between planners and other similar, e.g. site visits.
The offer will include 50pc of catering points and eight (8) pc sampling points. Two (2) samples at different depths are taken from one (1) sampling point and the water content is examined. The purpose is to determine the quality of the shale and estimate the magnitudes of depressions that arise later on the plot. The samples are disturbed.
In the early stages of planning, the rules of play to be followed with all parties to take advantage of the project bank (BEM) used in the project are agreed.
A tight budget for a construction project requires consideration of cost effectiveness in all phases and all aspects of the design. The subscriber commissions an estimate of the draft plans for the proposal phase of the potential implementation costs of the project. Based on the cost estimate, it is decided whether work can be continued on the basis of the draft plans considered. Any redesign to stay in budget is included in the total price.
