Specialist planning services for geotechnics are to be provided in addition to the necessary geotechnical investigations and their preliminary work. Carrying out investigations and preparing reports for the subsoil, waste disposal and the preparation of a foundation concept. Carry out investigations in accordance with the BBodSchV and the Substitute Building Materials Ordinance. Construction-related activities such as debris sampling, provision of groundwater measuring points, etc.

The client attaches great importance to close supervision and monitoring of all work, as well as coordination and information of all parties involved.

The client requires that the effort for the application of the CAD guidelines of the city of Offenbach is included in the offered fee.

Location of the construction project:

The property is located in the fallow area of the former Offenbach freight yard on the eastern edge of the city centre. The plot intended for the building has an area of approximately 9,500 m².

Construction:

The 1st prize of the restricted design competition provides for a maximum five-storey structure with gradations to two storeys. The sports hall is partially buried.

A construction method that takes into account renewable raw materials - e.g. Timber construction - is being considered.

Almost all roof surfaces are planned as outdoor space that can be used for use and purposes. It is intended to realize the planning of the 1st prize. The project and open space planning is about to be commissioned.

A basement, e.g. for an underground car park or storage rooms / technology is being considered.
