General planning services (in particular object planning of buildings and interiors as well as specialist planning of structural engineering, technical building equipment, open space planning and SiGeKo) for the addition of classrooms and support rooms and the renovation of the existing building at the Regional School Waren/West in Waren (Müritz).

The city of Waren (Müritz) intends to expand and rebuild the "Regional School Waren/West" for a contemporary and sustainable school operation. After the extension and conversion, the school should meet the structural requirements for inclusive schooling.

The building is completely accessible via several entrances, the entrances are only accessible via stairs. For this reason, the extension, conversion and renovation of the school building will be necessary to create barrier-free access.

The planned expansion and renovation measures are to be implemented in several construction phases one after the other. An extension to the existing building with 6 classrooms and 6 support rooms is to be planned in several construction phases.

The barrier-free access to the classrooms and group rooms at the head building is to be realized by means of a corridor span with an integrated elevator.

During the entire construction phase, regular school lessons for all classes will take place in the school building. It is not possible to accommodate individual classes in other buildings. After completion, the individual construction phases must be included in the further use of the school building.

For the addition of classrooms and support rooms and the renovation of the existing building at the Regional School Waren/West in Waren (Müritz), the city of Waren (Müritz) needs appropriate planning services (in particular object planning of buildings and interiors as well as specialist planning of structural engineering, technical building equipment, open space planning and SiGeKo). It is intended to outsource the necessary planning services to a general planner. The general planner must observe all documents and documents provided when providing the service.

In this respect, the following services of the corresponding levels are generally required for the measure and are commissioned in stages:

Service level 1 (fixed): All other services required up to the obtaining of a building permit as well as any other required public law permits; Design planning within the meaning of service phase 3 HOAI; Approval planning within the meaning of service phase 4 HOAI; Communication with authorities, utilities and experts

Service level 2 (optional): All services required for the awarding of the construction work to the specialist construction companies (including the preparation of a full tender); Implementation planning within the meaning of service phase 5 HOAI (insofar as necessary for the preparation of a functional service description), preparation of the award of contracts within the meaning of service phase 6 HOAI, active support in the search for suitable executing specialist companies and their invitation to submit an offer; Participation in the awarding of contracts within the meaning of service phase 7 HOAI, e.g.: examination of offers, pronunciation of recommendations, comparison of offers, preparation and review of contracts with the executing companies

Service level 3 (optional): Construction supervision within the meaning of work phase 8 HOAI, supervision and review of the services to be provided by the executing specialist companies with regard to the contractually owed quality and the schedule to be adhered to. Participation in regular meetings with the executing specialist companies. Participation in acceptances. Regular report to the client

The planning service is to be provided for the entire measure. However, the construction work is planned to be divided into three construction phases:

• 1st construction phase "Extension of the classrooms and support rooms" ;

• 2nd construction phase "Renovation of the building part of the specialist room cabinet";

• 3rd construction phase "Extension of the corridor span and the partial renovation of existing buildings".

Construction is scheduled to begin on 01.03.2025. Construction is scheduled to end on 31.12.2028.
