Centre for Adults Special Education (CSV)

The tender includes two construction projects to be carried out as a main contract. The buildings will be converted into the Centre for Special Education for Adults (CSV), and the two subdivisions Adult Special Education (VSU) and Specially Organized Education (STU) under the Children and Youth Administration in the City of Copenhagen. Construction Copenhagen, Financial Administration, City of Copenhagen, is the client for the projects. The project is divided into two tasks divided into two different addresses, and must be carried out successively.

The tender includes two construction projects to be carried out as a main contract. The buildings will be converted into the Centre for Special Education for Adults (CSV), and the two subdivisions Adult Special Education (VSU) and Specially Organized Education (STU) under the Children and Youth Administration in the City of Copenhagen. Construction Copenhagen, Financial Administration, City of Copenhagen, is the client for the projects. The project is divided into two tasks divided into two different addresses, which are to be carried out successively: Ryparken 81 (conversion to VSU): The task includes a total interior renovation of the existing property built in 1958. The gross floor area of the existing building is 4,666 m2 incl. high basement. Conversion of the existing building includes replacement of installations, new ventilation systems, replacement of windows, new interior walls and doors, new floors and ceilings, etc. In addition to interior refurbishment, the assignment also includes the construction of a smaller extension on one level of 293 m2, as well as adaptation of outdoor areas and sheds to the new function. The task is defined in more detail in the tender documents. Francesgade 4 (Conversion to STU): The assignment includes a total interior conversion of the existing property built in 1878 (front house) and 1900 (rear building), 1975 (extension) and an older retirade building (outbuilding). The building is worthy of preservation in classes 3 and 4. The gross floor area of the existing buildings is calculated at 1989 m2 and 79 m2 deep basement. The task includes replacement of installations, new ventilation systems, new interior walls and doors, new floors and ceilings, adaptation of structures, establishment of new wet rooms, etc.

The assignment also includes the establishment of a production kitchen incl. furniture. In addition to interior works, the task also includes adapting the existing courtyards to the new function and rebuilding the existing retirade building, which is used for waste management. Coherence between tasks:

The conversion of Ryparken 81 must be completed first (the building is empty and the task can be started immediately after building permission has been granted). Ryparken 81 is being rebuilt and handed over as an independent AB handover. The contractor has the opportunity to deliver Ryparken 81 earlier than stated in the tender's main schedule to ensure more time to complete the construction on Francesgade (this must be notified to the developer at least 4 months before the new delivery date). When Ryparken 81 is rebuilt, the functions currently located in Francesgade 4 will have to be moved to Ryparken 81 before the task in Francesgade 4 can start. This is a moving period of approx. 2.5 months, cf. the main schedule, from AB handover in Ryparken 81 until work in Francesgade can be started. During the relocation period, the contractor cannot expect to be able to carry out actual works in Francesgade. However, if the developer allows it, a construction site etc. can be established – as long as this can be carried out without it being a nuisance in connection with relocation from Francesgade. Francesgade is carried out as an independent construction project and is also handed over as an independent AB handover. Reference is also made to the tender documents and the attached timetable. Project review meetings and project start-up: It is important for the client that the projects are started up with fruitful project review meetings so that the execution project can be prepared early and on time, and so that the contribution of the main contractor and subcontractors is considered from the start. It is therefore important that the main contractor actively participates in this process and involves the relevant suppliers/subcontractors as early as possible in the process. It can be stated that the tender includes design (functional tendering and system deliveries). The scope of this design is stated in the work instructions contained in the tender documents.
