1. Information on the construction project
- General description:
The Gipsformerei of the Staatliche Museen zu Berlin is a unique art manufactory with museum use in Europe and is located at Sophie-Charlotten-Straße 17-18 in Berlin-Charlottenburg. The property is owned by the Prussian Cultural Heritage Foundation. On the 4,771 m² site there is a listed existing building, built in 1891 and a model hall from the 1960s. The property is to be expanded by a new building, which will serve to accommodate contemporary workshop and depot uses. The existing building is to be thoroughly repaired in accordance with the preservation order. After completion of the measures, the property will have a total gross floor area of approx. 12,600 m². In addition to the creation of a contemporary working environment while preserving the historical stock, an essential goal of the client is the implementation of an exemplary sustainability concept for construction and operation.
This concept has two main parameters:
- Achievement of the BNB standard at least "Silver"
- Realization of the building in low-tech standard (optimization of the building envelope, thermal activation of the components, minimization of the mechanical and control effort for the construction and operation of the technical facilities, significant reduction of the primary energy demand with moderate consideration of conservation and occupational health and safety requirements of use).

2. Subject of the order
For the building construction design, which won an award as part of a planning competition held in 2022, a suitable planning partner is now to be found for the planning of the plant groups of the following cost groups in service phases 2-9, taking into account the aforementioned objectives:
- 440 power systems
- 450 telecommunications and information technology installations,
The design requires intensive coordination of content between the various planning disciplines (architect, plant engineering planner, building physics consulting) that goes beyond the usual scope of services and requires special knowledge of the plant engineering planner in the field of design and implementation of low-tech approaches.
In the design and implementation of the technical systems, a number of other special influences must be taken into account:
On the site, an existing district heating line and a medium-voltage local network station are to be relocated and integrated conceptually and technically into the overall concept.
Planning and construction are to be realized in 3D BIM in service phases 2, 3, 5 and 8.
The implementation of the measures will take place in several construction phases during ongoing operations.

A gradual award of the services is planned. However, there is no legal claim to the transfer of all services.
