The planning area is located in the Huchting district of Bremen, in the Sodenmatt district, on the left of the Weser. Located in the south-east of Sodenmatt, it is almost on the Lower Saxony border. The property with a total size of approx. 31 746 m

The planning area is surrounded by a heterogeneous building structure. To the north and east are row buildings with four-story residential buildings from the 1960s / 70s. In the west there is a small, one- to two-story structure, consisting mainly of single-family houses. In the south, the planning area is encompassed by the gardens of the single-family house structure and merges into an agricultural area.
The character of the planning area resembles that of a green campus. It is characterized by a dense, partly protected tree population, in which the existing buildings with their one to two-storey structure and a two-storey new building of a community and cultural center (bus ... Citizens and Social Center Huchting eV, completion 2018) insert.
The planning area is connected to public transport via Heinrich-Plett-Allee to the north. The direct access by car traffic takes place via the east-facing Nimweger Straße / Amersfoorter Straße. Pedestrians and cyclists can reach the two properties via a footpath from Heinrich-Plett-Allee and from the west-facing Maastrichter Straße.
As part of an existing feasibility study, the aim was to create an urban planning concept for the area, taking into account the old trees. The existing structures from subarea 1 (bus ..., cultural shop and AWO day care center, AWO dorm, sports hall, girls' gathering and A + Ö and musicians) and subarea 2 (kindergarten and Ü3 kindergarten) are to be replaced by new buildings with the same use become. This should be done for both sub-areas in several (at least 4) construction phases, step by step and if possible without interim solutions. This process is expected to be completed in Subarea 2 by 2025. Subarea 1 should be completed by 2029.
For subarea 1, space programs for the new AWO day care center and cultural shop, the AWO dormitory, the girls 'gathering, the A + Ö musicians' gathering and the sports hall have been developed in close consultation with the users. The room programs for subarea 2, a three-tier elementary school with a sports hall and a nine-tier daycare center, meet the Bremen area standards. The cost estimate for both sub-areas amounts to approx. EUR 55.00 gross (KG 200-700)
In order to create the necessary planning right, a development plan for the intervention area is drawn up in parallel with the planning process.
Planning services are awarded using the VgV procedure and partly in the context of GÜ tenders from LP5, including construction work. As part of project management, different planning teams for sub-areas 1 and 2 may need to be coordinated.
The services to be awarded consist of:
- Project levels 1 and 2, areas of action AE acc. Section 2 of publication series No. 9 of the AHO,
- Project levels 3-5 areas of action AE acc. to § 2 of publication series No. 9 of the AHO as an optional assignment by determining the AG (if necessary in stages to be determined by the client),
- Special achievements in all project stages acc. § 2 No. 9 of the AHO as an optional assignment by determining the AG (if necessary in stages to be determined by the client).
Representatives from an official context and other parties involved will take part in the award negotiations, as well as in an advisory capacity, in addition to the body of the awarding authority.
