Award of object planning services of LPH 1-9 according to Part 3 Section 1, §§ 34 ff HOAI (step-by-step commissioning) for the new construction of the administrative headquarters of AWRM.
In the course of the overall real estate concept, a property of the Rems-Murr district in the Bahnhofstraße 64, 71332 Waiblingen became available. After an initial feasibility study and a subsequent multiple commission without a promise of order, AWRM decided to renovate the existing building from 1909 on the site of Bahnhofstraße 64 and to build another extension.

With the future administration building, AWRM wants to offer citizens more service and advice. In addition to many innovative online services, the company would also like to offer an innovative advisory concept for situations that require the physical presence of citizens in the future. For this purpose, separate consultation areas are to be provided for the citizens – a classic consultation directly in the field of work as before should no longer be
happen. This separation between consulting and work area should also lead to another strategic goal of the organization being made possible: the introduction of a new, modern working environment as a "multi-space concept". Today, AWRM employees work in small-scale, similar spatial structures.
In the future, employees will be offered a greater variety of working environments. In addition to the classic workplaces, which tend to be offered in a more open structure, communicative meeting places should also be available for informal meetings, temporary work and projects.
A contemporary concept is expected that meets today's requirements as well as can respond appropriately to future developments. Together with the extension, the existing building floor plan from the old stock must be designed to be flexible and future-oriented in order to keep the scope for sustainable use as large as possible.
The building complex (old building and extension) is to be used to the maximum in terms of space, as the building complex will also house the Media and Digitization Department of the Rems-Murr district.

Emphasis is placed on a sustainable concept which, in addition to innovation and resource conservation, also meets all energy saving requirements. The "Strategy Paper for Sustainable Building, Rems-Murr-Kreis, July 2022", which has also been published, must be taken into account (see Information, Annex 5).

The "Mandatory requirements for building planning, as of 06.03.2023" listed in Annex 10 (see information) shall become part of the contract in the event of an order and must be implemented by the Contractor.
