Furthermore, the special services of inventory (cf. § 3.2.3, Lph. 1 of the contract), participation in the application and accounting of subsidies (including proof of use) as well as the monitoring of the elimination of defects are awarded within the limitation period.
The city of Osterhofen (district of Deggendorf) intends to renovate and expand the "St. Nikolaus" day-care center in the district of Galgweis. The sponsor of the day-care centre is the Caritas Association for the Diocese of Passau e.V.

The existing building was built in 1760 as a presbytery as a solid construction. In 1997, the building was extensively renovated, including a roof renewal. The building consists of a ground floor, an upper floor, an undeveloped attic and has a partial basement. The 2nd floor of the building is currently still used as an apartment. Residential use will be abandoned as part of the measure. The historic building is located in the centre of the Galgweis district and has a defining function in shaping the townscape. The façade and exterior design are to be retained.

According to current demand planning (as of May 2023), the daycare center is to cover the demand for a total of 37 kindergarten places and 18 crèche places. Accordingly, two kindergarten groups and two crèche groups will be required. With regard to a possible future expansion, the city of Osterhofen is not averse to planning a building that can be expanded, but does not see any need at the moment.

In addition, the extension is to be planned in such a way that it would be possible to separate the extension from the existing building at any time at a later date.

In 2019, a neighbourhood concept was drawn up to identify the various development options for the area of the kindergarten and the adjoining areas. The tender documents are accompanied by an excerpt from the resolution book of the city council meeting of 11.07.2019 as well as the district concept of the preferred variant 4.

Due to structural problems (mould infestation in the existing building), the day-care centre is currently completely relocated to functional containers. The existing building is currently vacant and will also be vacant during the construction phase.

The client currently assumes a cost estimate of approx. EUR 2.5 million net (KG 200-700). It is intended to apply for funding. Accordingly, the city of Osterhofen expects the contractor to provide appropriate input in the application and accounting of the subsidies (including proof of use).

Planning is to begin immediately after commissioning. The start of the construction phase is scheduled for the end of 2024. Completion is scheduled for spring 2026.
