New construction of the Flinger Broich daycare center

IPM GmbH is planning to have the construction of a new daycare center, including space for a sports club, built on a turnkey basis as part of a holistic tender. The scope of services includes planning and construction services for the new construction of the Flinger Broich daycare center in Düsseldorf.

The contract to be awarded relates to planning and construction services for the construction of a new day-care centre at Flinger Broich in Düsseldorf. The contractor must construct the new building of the daycare center with exercise room and office wing for use by a sports club. The construction of the outdoor facilities is also part of the scope of services.

- Area of daycare center: 1,650 m² GFA

- Area sports club: 550 m² GFA

- Total: 2,200 m² GFA

The completion of the new building must be completed within a contractual deadline in order to be able to comply with the planned opening of the day care center. The contract will be awarded to a general contractor who will also take over the planning from phase 5 onwards. The kitchen equipment is one of the services provided by the general contractor. Preliminary dismantling measures of an existing tennis facility will be carried out on site.

There is no valid development plan for the property, the planning is carried out in accordance with §34 BauGB. There is a 1926 alignment plan in the area, in which the property lies within an open space boundary. For the planning of the new building, the property boundary, which has been adapted to the tennis courts, will be straightened while maintaining the current plot sizes. The property will also be extended to the public road.

The property currently has no direct access to public development. Between the property and the street Flinger Broich there is a parcel of land used as a parking lot. The planning envisages that part of the current parking lot will be attributed to the daycare center, so that direct access from Flinger Broich Street can be established. An access road for cars with nine parking spaces, including a disabled parking space, as well as a pedestrian path, is to be created here. The pick-up and drop-off traffic is to be handled on the Flinger Broich road. The access road to the daycare center should not be used by the parents.

The cubature of the new building is divided into a single-storey block along the south-eastern boundary of the property and a shorter one- to two-storey structure in the north-east of the property. This is located on the access side of the building and therefore accommodates the more public functions of sports and office as well as the administration of the daycare center. The single-storey block houses the group rooms of the daycare centre. A joint will be formed between the two buildings, which will act as the main entrance to the daycare center.

A mixture of gable roofs and flat roofs was chosen as the roof shape. In the single-storey block, a gable roof combines two groups, so that three "houses" are created here. In between is the multi-purpose room and a side entrance, which differs significantly from the group rooms with a flat roof. In the front of the building, the single-storey part of the building, which contains the administration of the daycare centre, is designed with a flat roof. The adjoining two-storey part of the building picks up on the design language of the long block through a gable roof.

The building will be constructed in a monolithic construction. For the outer walls, a Poroton brick with perlite filling is used, so there is no need for additional insulation. The load-bearing interior walls are planned as sand-lime brick walls, the non-load-bearing interior walls as drywall construction. The flat gable roofs as well as the flat roof of the multi-purpose hall are designed as rafter roofs. Due to the increased span, the large air space of the gymnastics hall is spanned with glulam trusses.

The outdoor areas are divided into three areas: the access area with parking spaces and garbage station, the outdoor area of the daycare center and the existing parking lot to be redesigned.

The access road is accessed via the street "Flinger Broich". A total of nine car parking spaces are planned here, one of which is a disabled parking space. Parallel to the driveway, a two-metre-wide path for pedestrians is planned. The main entrances of the daycare center and the sports club are accessible via walkways along the building. At the main entrance of the daycare center, 12 bicycle parking spaces and another 34 parking spaces for children's bicycles will be accommodated. There is also the possibility to temporarily park cargo bikes here.

The outdoor area of the daycare center offers a wide range of games and stays for children of different ages. Terrace areas are arranged in front of the group rooms, in which individual play points and solitary trees are integrated. A planting of flowering shrubs serves as a green privacy screen to the adjacent lawn of the all-weather pool.

PV modules will be accommodated on the southeast-facing roof surfaces of the gable roofs. The total output of the PV system is approx. 85 kWp, the PV consumption share is 51.3%. The favourable orientation of these roof surfaces enables very good use of the solar yields to generate electricity. The opposing roof surfaces will be extensively greened. This green roof cools the building in summer and contributes to biodiversity as a habitat for insects.

As part of the new construction project, three existing trees from the green strip, which is adjacent to the residential street, must be removed. Another tree is to be transplanted into the outdoor area of the daycare center. To compensate, the planting of ten new trees was planned in the planning of the outdoor facilities.
