The subject of the contract is the construction of a complex of residential buildings together with land development, on the 4MW investment field (in accordance with the division of the area into quarters according to local spatial development plan). The project is located in Poznań in the area of Koszalińska / Żołnierzy Wyklętych / Literacka streets in Poznań, on a plot of land with registration number 1/74, sheet 14, Golęcin precinct. The scope of construction works included in the project includes residential buildings along with accompanying infrastructure, internal roads, above-ground and underground parking lots, access roads, elements of street furniture, installations and networks to the extent necessary for their proper functioning and obtaining all necessary conditions, decisions and arrangements enabling obtaining decision on the occupancy permit (hereinafter referred to as "Investment").

Completion of comprehensive construction works covered by construction and executive design documentation, as well as workshop documentation for Investments for which the Employer obtained the final building permit decision, which includes the following works and works:

Multi-family residential buildings with an underground garage with associated infrastructure, internal roads, parking lots, access points, installations and networks; buildings fully equipped and turnkey finished, apartments finished for rent;

Land development together with compensatory planting and maintenance during the period indicated in the decision allowing felling of existing vegetation,

Construction and possible reconstruction of the network and connections within the investment field, and to the extent necessary beyond the investment field in accordance with the Design Documentation,

Reconstruction of exits and pavements in the event that such reconstruction is necessary and will result from the necessity of adjusting ordinates at the connection of the 4MW field communication system with external roads and the construction of fragments of the pavement in the road lane of Żołnierzy Wyklętym Street, located along the planned residential construction, on the section from the existing surface of the pedestrian-bicycle route from the bituminous surface to the newly created surface made of concrete cubes on the 4MW investment field, the final decision in this respect is made by the Employer,

Obtaining the final decision on the occupancy permit for all buildings and structures of the investment field covered by the Order.

The basis for preparing the offer is Design Documentation and Employer's Guidelines. The attached bills of quantities for the design documentation are auxiliary material and are subject to the Contractor's verification at the stage of preparing the offer by the Contractor.

Due to the ongoing works related to the construction of accompanying infrastructure, the Employer indicates the need to make a site visit in the area.

The Employer explains that in relation to the solutions proposed in the Project Documentation there will be changes described in Annex 6 to this ToR.
