Olympiastadion Berlin GmbH is carrying out a tender procedure for the procurement of maintenance, event and glass cleaning services for the Olympic Stadium Berlin (address: Olympischer Platz 3, 14053 Berlin).

The use of the Olympic Stadium Berlin as a sports and event venue as well as a tourist attraction with an extensive tourism program results in high demands on the provision of cleaning services.

The property is highly representative and equally of high financial value. This requires an adapted provision of cleaning services, taking into account the aspects of quality and value retention.

A basic distinction must be made between day-to-day operations and event operations.

At this point, it should be pointed out once again that this is a result-oriented definition of performance. After the target state has been established, the cleaning result must be maintained by the contractor.

This also includes the ongoing implementation of basic and maintenance measures to ensure the level of quality. In this regard, the Contractor shall decide on its own responsibility as an expert company. This must be taken into account in the calculation.

For a uniform understanding, a definition of the cleaning components is given below:

- Maintenance cleaning daytime operation

During day-to-day operations, the Olympic Stadium Berlin is frequented in particular by the extensive tourism program with stadium tours. Likewise, various areas are in exclusive use by the client and its customers and partners.

Maintenance cleaning includes repeated cleaning work at specified intervals that are necessary to achieve the agreed cleaning result. In addition, a day worker is required. Details can be found under para. 2.2.

- Event cleaning for major events

Due to the size and frequency of visitors, event operations at major events place the highest quality and deadline demands on the provision of services. As a rule, the events include extensive pre-cleaning during construction to ensure the required level of quality at the beginning of the event, cleaning work during the event as well as a final cleaning as described in para. 3.3. Cleaning during the event includes, in particular, the toilet service.

- Veranstaltungsreinigung Business & Private Events (Kleinveranstaltungen)

Approximately 120 business and private events take place in the hospitality areas of the Olympic Stadium Berlin every year.

The small events usually require a final cleaning. If necessary, cleaning before or during the event (sometimes with toilet service) is also necessary.

The cleaning effort for these events is designed according to the size and type of events. Further details are given in para. 4.

- special cleaning

Cleanings that go beyond the scope of maintenance cleaning are special cleanings. In this case, all activities beyond the benefits on which the lump sum is based are compensated as special benefits (e.g. graffiti or sticker removal). These are incurred if necessary.

In addition, typical special cleanings such as final cleaning are required.

These special cleanings are to be ordered separately and are compensated by an hourly rate.

The contractor must carry out the glass cleaning. The cleaning surfaces result from the object-specific surface allowance (glass surfaces maintenance cleaning).

The areas specified in the area allowance indicate the construction dimensions (clear shell width). The areas were determined on one side, i.e. the determined area corresponds to the area to be processed. The areas were assigned to the rooms from which they can be reached. As a rule, the glass surfaces must be cleaned on both sides at each cycle (room and weather side).

Glass cleaning must be carried out in accordance with RAL-GZ-902.
