The City of Somero will ask for offers for the comprehensive management of the rental houses and business premises owned by the City Group as of 1 January 2023 (target).
The acquisition will focus on the management services of rental houses and business premises owned by the Somero City Group.
The City of Somero owns (100%) a total of 41 apartments for rent, 23 other dwellings for rent, 36 ARA rental dwellings. In addition, the City of Somero owns three commercial properties with 10 commercial premises. City group companies Kiint. Oy Somerasunnot owns 195 ARA rental apartments and Kiint. Oy Jukolantie 3, three retail premises for rent. There are a total of 295 apartments and 13 business premises.

The current hosting service is valid until 31 December 2022 (preliminary).
The tasks related to the hosting are carried out in close cooperation with the Board of Directors of the companies, the technical function of the city, the City Board, the group management and the real estate management company and other office-holders designated by the city.

- Housing applications are submitted to the Property Manager. The property manager makes the rental decisions. The choice of residents for apartments and elected councillors is handled by the property manager. In some locations, the choice of residents can be controlled by the city.
- Rent increases for properties are mainly in March.
- The auditing firm of the Somero City Group must be used as the auditor
- The displays of apartments/business premises are carried out by Someron Talkkarit Oy at the request of the property manager. Someron Talkkarit Oy also handles the supervision of the companies' automated house automation and the contractual management of the properties. Maintenance requests are posted to the Tarmo system by the property manager.
-The City of Somero Facility Centre inspects the condition of the apartments before re-renting and commissions the necessary renovations if necessary.
- The property manager prepares the meeting matters of the Company's Board of Directors and acts as the secretary of the meetings. There have been approximately 8 meetings per year (the number of meetings must be included in the offer price).
Hosting is required to be carried out in accordance with good hosting practice.
The hosting service also includes a key service during the opening hours of the office on weekdays – even at other times if necessary, if the authority needs information related to hosting in addition to opening the door.
We require that the hosting and related customer service be handled at Somero's dedicated office.
Customer service must be provided full-time on weekdays from 09:00 to 15:00. We also require that those appointed as the managers of hosting and customer service in the offer work full-time at that location in Somero.
