These are project management services for project stages 2 and 5.

In the Oberhausen-Sterkrade Police Inspectorate property, extensive renovation measures are to be carried out in accordance with the current user requirements.

In addition to the main building, the Oberhausen Police Inspectorate at the Oberhausen-Sterkrade site at Wilhelmplatz 2, which is to be renovated, also includes a building used as a warehouse and another building used as a garage. The enclosed courtyard of the property is used as a parking area by the police. The buildings were erected in 1926 and are listed as historical monuments.

All buildings have already been emptied for the necessary renovation work. In the meantime, the police station housed in the main building has been relocated to a newly built interim (office container facility) in the inner courtyard of the property. This area, which is not in use, is currently separated by a fence from the rest of the inner courtyard, which can be used for construction site equipment.

The equipment of the existing buildings, especially the technical building equipment, no longer meets the current requirements of a police authority.

Barrier-free access to the buildings is not yet available.

Task description:

The planned measures include extensions of use for the police and renewal or additions to the building services systems on the basis of the current building regulations requirements and the current user needs of the Oberhausen Police Inspectorate.

For all necessary conversions, monument protection must be observed and the relevant authorities must be involved in the planning. Due to the manifold, including safety-related requirements for the building to be renovated, an intensive involvement of the Oberhausen Police Inspectorate in planning and execution is necessary.

For the necessary planning services, a general planner was commissioned, who has already provided planning services up to LPH 7. Due to an update of the user target that has taken place in the meantime, extensive rescheduling is necessary.

Commissioning management (VDI 6039) has already been commissioned separately for this purpose.

As part of the required renovation services, project management services of project levels 2-5 across all areas of action (AHO, Issue 9) and Special Services (AHO, Issue 19), as described in Appendix 3, are required.
