Espoo Asunnot Oy is a real estate company owned by the City of Espoo,

the purpose is to provide housing services for municipalities. Currently owned

there are c. 300 properties and contain approx. 16,000 apartments.

We ask for your offer for property management services in the following four regions of Espoo Asunnot Oy:

- Area 2.21 Soukka-South with 20 properties

- Area 2.22, Soukka-North, with 16 properties

- Area 2.31, Rocky Bay-South with 18 properties

- Area 2.32, Kivenlahti-North, with 18 properties

Key management with customer service points is an optional part of the offer. Can provide both maintenance services and key management services or maintenance services only.

The calculation and selection of points for property maintenance is made on the basis of a property maintenance offer. If the winner is also offering a key management service, then the price offered for it must be offered. The subscriber reserves the right to use the offered key management service or to acquire it from a different service provider.

Each of the four areas has its own bid form. In addition to these, there is an offer form for unit prices.

The bidder may provide maintenance of one or more areas.

One service provider may receive a property management contract for up to one area.

Companies belonging to the same group may submit up to one offer in total and may receive a property management contract for up to one area.

If you offer more than one area, you should designate the area for which you prefer a contract in the first place and should also be informed of the order of preference for all other areas you offer in case you receive the best score on more than one of the region. If there are fewer than four offers, then it will be possible for the bidder to obtain a contract for up to two areas. Areas are divided according to points obtained from bids.

If the same bidder receives the best score in more than two regions, then the third area is given to the second highest score. The fourth region is given by the bidder who has the best score from this area, excluding the bidder who has already received two regions.

Two companies will be selected for each property maintenance area on the basis of the points obtained in the tender after the winners of each area have been selected.

If the contract is later terminated or terminated with the contractor selected as the actual service provider, the client can then start contract negotiations with the operators in the reserve position.
