The client intends to build a new staff dormitory with approx. 27 to 30 employee apartments of various sizes on a fallow plot in the west of the hospital campus. For this purpose, the planning services (general planners and specialist planners) as well as project management services and SiGeKo services are advertised as a step-by-step order divided into service phases (CP) for LP 2-9. In a first commissioning stage, LP 2 and 3 are bindingly commissioned, the client reserves the right to commission further optional services in stages. The contractor is not entitled to the commissioning of further stages and the services.
Klinikum Ingolstadt GmbH is planning to build a staff dormitory on a fallow plot of land in the west of the clinic campus in 85049 Ingolstadt, which lies within development plan no. 179 for the Klinikum Ingolstadt from 1973.
On the property there is a hill in which the building is to be integrated. There is a stock of trees on the property (cf. preliminary planning, which is published with tender documents).
On the approximately 1000m² site, a building with approx. 27 to 30 employee apartments of various sizes is to be built.
The current concept envisages a building with four floors and an outbuilding (bicycle storage, garbage, storage, possibly technology).
Southwest of the area to be built on the property is the helipad of the hospital, the operation of which must be fully guaranteed during the entire duration of the project. The unrestricted operation of the hospital must not be endangered by the construction measures at any time.
According to a current rough cost estimate, the total project volume amounts to EUR 3.8 million.
No funding has currently been applied for for the construction project – however, the possibilities of funding must be shown and presented.
The current planning is based on a preliminary study. Further innovative ideas are to be introduced by the contractor.
The provision of services in the field of planning services is based on the Ordinance on Fees for Architects and Engineers (Honorarordnung für Architekten und Ingenieure – HOAI).
Basic services according to HOAI:
In this respect, the order includes the provision of services that are based on the HOAI, as specified in detail in the contract.
Special services according to HOAI:
In addition, the Contractor owes the cooperation and advice in obtaining public funding. This includes in particular:
- the examination of possible possibilities of subsidy financing of the construction project,
- presentation of suitable subsidies, for example with regard to sustainable construction or renewable energies, with a description of the prerequisites,
- technical examination and clarification of issues arising in connection with the identification of possible funding funding,
- and optionally, if necessary and separately commissioned by the Client, the support of the Client in applying for funding, in particular the procurement of the necessary application forms, the preparation and compilation of documents, e.g. for cost calculation, and the technical examination and clarification of questions arising in connection with the application for funding.
There is already preparatory work on which binding building is to be made. These can already be inspected in the present procurement procedure.
