Project management services based on AHO (March 2020 - Issue No. 9) Project stages 1 - 5, areas of action A - E - Town Hall, Stadthalle & Library in Eschborn, renovation and expansion. A step-by-step assignment is planned.

The project management services are to be commissioned in accordance with AHO project level 1 - 5.

The subject of the tender is the planning and implementation of a new building of the stadthalle and the library and an extension of the town hall with the corresponding restructuring in the existing buildings. Furthermore, the existing underground car park is to be expanded.

The buildings currently on the site will be partially demolished. In addition to the actual town hall and the town hall, the new complex will also have a library. The associated car parking spaces should also be proven on the property. The required room programme can be found in the appendix of the participation documents "Gross room contents".

1. General framework conditions:

The existing town hall of the city of Eschborn is to be renovated and expanded. The town hall and the library are to be rebuilt. The existing parking deck will be demolished. The necessary parking spaces will be realized in the extension of the existing underground car park. The city of Eschborn has held an architectural competition to find an architect in the year 2020 - 2021. The structural concept of the winning design to be implemented can be found in the participation documents.

The energy concept promotes a sustainable, resource-saving approach that strives for an economical and functional solution that reduces the primary energy demand of the building and uses renewable energies. The extension as well as the new buildings of the Stadthalle and the Stadtbibliothek are to be designed as a CO"-neutral, plus-energy building and thus set an example for sustainable construction. The entire flat roofs in existing and new buildings will be fully equipped with photovoltaic systems. The roof surfaces of the new buildings are also designed as retension surfaces. Rainwater management is planned.

The estimated cost framework (cost group 200 - 700) as of 2022 amounts to EUR 79,128,000.00 gross. The costs of the individual components (town hall, town hall, library, etc.) can be found in the participation documents.

A step-by-step assignment takes place. First, the project level 1 & 2. There is no entitlement to further commissioning. The contract period begins in February / March 2023.
