Description:
MEP specialist planning (AG 1-8 on TGA according to § 55 HOAI) for the conversion of the Löhne station building

The city of Löhne intends to commission the specialist planning services for the development and implementation of the renovation and conversion concept at the Löhne station building into a house for culture and encounter within the meaning of the NRW funding programme "Third Places".

The design concept results from the winning result of a planning competition held and completed in advance.

The contract to be awarded includes the specialist planning services for the technical equipment for all plant groups in accordance with § 55 HOAI. (Further specialist planning services required for the realisation of the construction project will be awarded separately.)

In order to make the building future-oriented, a new energy concept and the corresponding energy-efficient renovation are required. The aim of this energy concept will be the creation of a climate-friendly building that meets the legal requirements – away from the idea of a maximally "tight" building envelope towards the use of renewable energies to heat the building in conjunction with interior insulation and individual measures (window replacement) in areas that allow this in terms of design and monument law. The heat generation is ensured by air-water heat pumps. Smaller rooms are heated by wall collectors, which are suitable for low flow temperatures (sustainable heat generation). The large halls, on the other hand, are equipped with a hot air ventilation system, which also ensures the exchange of fresh air. The air exchange of the smaller rooms is ensured, where possible, by mechanical ventilation in the sense of window ventilation. The energy concept is supplemented by the installation of a large-scale photovoltaic system on the southern roof surfaces (track-facing side) of the building, ideally with an associated energy storage system. This is to ensure that the self-generated energy can be used entirely for the operation of the third place.

Construction is scheduled to start in autumn 2024. The preliminary construction investment costs (KG 300 + 400 according to DIN 276) for the measure are estimated at approx. 7.5 million euros (gross).
