Planning Technical Building Equipment Plant groups 1-8, § 53 for the new Olching Volunteer Fire Brigade

New building for the volunteer fire brigade town of Olching on a previously undeveloped property on J.S. Gutenberg-Straße.

The following services are awarded: Planning Technical Building Equipment Plant groups 1-8, LPH 1-4 and 5-9 §§ 53.55 HOAI, LPH 4 for AG 1 and special services.

Heating, ventilation and sanitary planning System groups 1-3 and 7-8 § 53 HOAI

The city of Olching intends to build a new fire station for the Olching volunteer fire department on a previously undeveloped property on the outskirts of the town in close proximity to other public facilities. The plot is approximately 5,450 m2 and is almost flat.

A feasibility study is available for the measure and two entrances or exits from the property are specified. The feasibility study suggests the placement of the building on the property so that the necessary exit and shunting areas are proven.

The proposal provides for a main building in which the vehicle hall, which extends over 2 full floors due to its usable height and houses the workshop and social tract. An elevator will be required.

In this feasibility study, the vehicle hall with 12 parking spaces, laundry and workshop hall is approximately 17 m deep in order to be able to place vehicles one after the other.

The drainage of the courtyard areas of the project also has to be planned in the wastewater plant. The infiltration on the property is assumed to have a high groundwater level. A hose washing system is part of the planning. A mechanical ventilation system should be limited to the necessary rooms. The building is to be designed as efficiency building 55 (BEG NWG). The building is to be connected to the district heating network.

The roof has to be planned in such a way that a PV system can be installed if necessary. An attractive design of the building is desired. The object planner is free in its preliminary planning and design planning; the representations of the feasibility study were only used to check the suitability of the property.

A development plan will be drawn up by third parties on the basis of the planning. An early involvement of users in the planning process is to be made. The service must be provided in such a way that funding can be collected. According to LPH 3 HOAI § 55, a binding cost ceiling is set for the plant groups to be planned.

Electrical system and elevator planning Plant groups 4-6 § 53 HOAI

The high-power and low-voltage systems, lightning protection and a passenger elevator are to be planned for the building and the courtyard areas. The control station with radio technology is not the subject of the planning order, it is planned by third parties. At this point in time, the need for a home alarm system is assumed.
