The municipality of Schwaig intends to build subsidized apartments in accordance with the municipal housing subsidy program (KommWFP) at the location at Parkstraße 13 / Heimstraße 2 in Schwaig.

The subject of this procedure are the basic services of service phases 1-9 (with the exception of phase 4) of the service profile technical planning technical equipment acc. § 55 Abs. 1 HOAI 2013 i. V. m. Appendix 15 No. 15.1 in plant groups 4, 5 and 6 (ELT) as well as the special service of monitoring the rectification of defects within the limitation period

The municipality of Schwaig intends to build subsidized apartments in accordance with the municipal housing subsidy program (KommWFP) at the location at Parkstraße 13 / Heimstraße 2 in Schwaig.

Following a planning competition, the architects Heid + Heid Architekten, Fürth, were commissioned for the architectural services.

The tender text (part of the task description) for the architectural services at that time is attached to the tender documents. The competition result will be made available in return for a declaration of confidentiality.

A development with economical and high-quality apartment buildings is to take place. The total floor space should be around 2,000 m 2 to reach. The competition site is around 2,848 m in size 2 . Around 32 apartments are to be built. These should create affordable living space for different groups of people such as families, seniors and singles. The corresponding apartment keys can be found in the tender documents.

A subsidy after the municipal housing construction should take place. The housing subsidy regulations 2012 (WFB 2012) of the Free State of Bavaria must be observed. All floors must be accessible without barriers.

A photovoltaic system is also to be integrated. The energetic standards are based on the currently valid EnEV.

The total costs (KG 200-700) are around 7.1 million EUR gross.

The start of construction is planned for March 2022, the completion should take place in September 2023, so that the start of use is in October 2023.

The competition design provides for 2 houses that are connected by communal courtyards and paths that are semi-public to the neighborhood. The residential buildings should be U-shaped. All residential units can be reached barrier-free via the underground car park as well as via the two entrances to the quarter.

The realization is planned in one go.
