Howoge Wohnungsbaugesellschaft mbH (hereinafter Howoge) was entrusted with the construction of new school buildings in the secondary school sector by the State of Berlin as part of the Berlin School Building Offensive (BSO). The services to be awarded relate to general contractor services for the turnkey construction of school locations.
New construction of a grammar school (05YN03), Rhenaniastraße 35, 13599 Berlin-Spandau. The school site consists of a 0-4 class grammar school as well as the associated school open and outdoor sports facilities.
The contract to be awarded includes general contractor services according to Howoge's so-called (school) construction team principle. The basis for commissioning the general contractor is a 2-stage partnering contract. In an initial project phase, the commissioned general contractor accompanies the planning to be prepared by a team of general planners from Howoge during the first project phase (LP 2-4). The aim of this first phase is to use the expertise of the general contractor to optimize the planning design in terms of costs, deadlines and qualities within the framework set by the Howoge. If it is possible to achieve Howoge's targets within the framework of the partnering phase, the school construction team general contractor will begin the turnkey implementation of the construction project in a second phase (“realization phase”) on the basis of the building permit obtained by the general planning team. The general contractor's services then include plant and assembly planning as well as all other planning, deliveries and services required to build the construction project, including outdoor facilities, on time, ready to move in, functional and free of defects.
