The architectural services to be provided are mainly planning services for construction and maintenance measures on various buildings (e.g. simple and complex office and administrative buildings, control centre, training centre, technical centre) of DFS at the Langen site as required.

The engineering services to be provided are mainly planning services for the technical building equipment of the technical infrastructure at the Langen site as required.

To a lesser extent, the planning services can also affect air traffic control buildings such as towers, radio and radar systems in Hesse.

The framework agreements to be concluded for planning services are made without a call-off obligation.

DFS Deutsche Flugsicherung (hereinafter referred to as DFS) is a company under private law that is 100 percent owned by the federal government. Around 2,700 employees work at DFS headquarters in Langen. The campus comprises 11 different buildings with a total floor space of approx. 140,000 m².

These framework agreements can be used to short-term planner services as individual call-offs with maximum chargeable costs according to cost estimates.

- for lot 1 of EUR 700,000, and

- for lots 2 to 4 of EUR 500,000 are called up by DFS.

The procurement is divided into 4 lots. A framework agreement shall be concluded per lot.

The framework agreement for project planning services in accordance with HOAI 2021 at DFS Campus Langen includes the following service profiles:

For Lot 1, the objects to be processed are mainly construction and maintenance measures on various buildings (e.g. simple and complex office and administrative buildings, control centre, training centre, technical centre) of DFS as required.

The individual call-off may include, for example, the planning and / or construction execution as well as construction supervision of conversions, conversions, flat roof renovations, façade renovations, renovations and redesigns of interiors (interior design), feasibility and concept studies, pollutant or fire protection renovations.

Requirements planning, needs assessment, document procurement, inventory, technical substance investigation, feasibility study, profitability study, calculation, investigation of alternative solutions according to various requirements with cost evaluation, supplementation of preliminary planning documents due to special requirements, building enquiry, testing and values of ancillary offers with effects on coordinated planning, participation in the examination of supplementary offers justified by construction industry , creating building inventory documentation.

Old files on the objects, on the other hand, must be researched and requested independently by the contractor from the construction supervision.
