General Part / General Description of the construction project:
Derived from the requirements of the fire protection requirements plan, the city of Plauen intends to build a new fire brigade equipment house with 4 parking spaces on the site of the former manor in Neundorf.
Due to the required height of the vehicle hall, the functional building is to be built in
2-storey construction and is arranged thanks to its modern appearance
unobtrusively blends into its surroundings. The layout of the room is based on the required
processes of a safe operation, which is why the alarm path for the emergency determines the traffic routing within the building. The vehicle hall and the changing rooms are separated only by a corridor, which also forms the main and side entrances of the building. The changing rooms, including the associated sanitary facilities for the emergency services, form the western boundary of the building. On the north side, in addition to the vehicle hall, there is also a
Workshop, a warehouse as well as a tank farm and a house connection room, both of which are only accessible from the outside. On the upper floor is the social wing with offices, a training room each for the active department and the youth fire brigade, as well as their changing rooms. In addition, a small kitchen, sanitary facilities, another utility room and storage facilities are planned.
The outdoor facilities are to be constructed in accordance with the functional requirements for a safe operation, which is why there will be an entrance on the east side on the street "Rittergut" for the outgoing emergency vehicles and separate ones for the cars of the advancing emergency forces. In order to attractively separate the tool shed from the surrounding properties, a green strip with tree planting will be provided on the west and north sides.
Technical description:
The scope of tasks includes the planning of sanitary facilities, heating system and ventilation system. The exact scope of the planning is specified at the beginning of the planning phase, when the planning team is fully established.
The sanitary facilities will be equipped with equipment that is suitable for operation in a public

ceiling spotlights. In addition, an exhaust gas extraction system must be provided for each parking space. All connections are to be rebuilt in the course of the development of the property. This applies not only to the water and sewage supply but also to the electricity and communication supply.
Since it is a public building, great importance is attached to a resource-saving, cost-saving construction method and low-maintenance operation.
Furthermore, very good knowledge of German is required, as communication is exclusively in German during project planning.
Angebotsgrundlagen:
Initially, the client intends to commission service phases 1 to 3 according to HOAI. The performance phases 1 to 8 are decisive for the evaluation, as well as the further
requested services in accordance with the appendix. The Client reserves the right to commission further service phases only partially or not at all. With continuation of the construction project and good and trusting cooperation, a further order up to work phase 8 is possible.
For the time being, the eligible costs are assumed for the valuation as follows and adjusted with the cost calculation:

The planning consultations with other technical stakeholders as well as coordination between the contractor and the client take place by means of face-to-face appointments in Plauen. In the event of a further assignment up to service phase 8, it is expected that the Contractor will provide the
Construction supervision on a daily basis (weekdays) on site, if this is currently necessary for the fulfillment of contractual obligations.
