Subject of the contract:
The subject of the contract is the planning of buildings (phase 2-4 and optional phase 5) for the new construction of an apartment building with car parking spaces in Infanteriestraße 12 in Munich for Stadibau GmbH.
The buildings currently on the site will be dismantled. The demolition and the clearing of the construction site are not the subject of the order.
Further planning services:
The services of the technical building services, the structural planning as well as the open-air planning are commissioned separately and initially only in an advisory capacity up to performance phase 4. These services are not part of the contract advertised here.
Stock situation:
Stadibau GmbH manages a property with a total of 7 residential units and one commercial unit on Infanteriestraße. The building was erected around 1905. A general renovation would be due in the next few years. It is therefore considered to build a new building with up to 15 subsidized apartments (subsidy analogous to EOF). This should be done on the basis of a preliminary building permit, which shows a significantly higher building permit compared to the existing building.
Current development:
An investor wants to build a new building with apartments on the neighboring property at Infanteriestraße 14. For this purpose, he submitted a preliminary building permit for the two properties Infanteriestraße 12 and 14, both of which were approved.
Planning goal of Stadibau GmbH:
Stadibau GmbH is the portfolio holder of Infanteriestraße 12 and is subject to corresponding funding guidelines according to EOF.
The new construction of the approx. 15 apartments can be planned up to 7 floors (ground floor, 5 upper floors, top floor). The total gross floor area oi + ui is around 2,800 m
The building is to be erected as a solid construction in thermal insulation brick (d = 42 cm), largely without ETICS, with a flat roof or a partially inclined roof (concreted). The use of sustainable building materials and low-maintenance constructions is an essential design feature of our new building plans. The energetic standard should be chosen so that a KfW efficiency house 55 or better can be achieved.
