All construction and planning services of the LPH 2-8 in parts in the service figures §§ 34, 39, 51 and 55 according to HOAI.
For the next 4 years, 2-3 general contractors will be selected as framework contract partners for the construction of a total of around 300-450 apartments per year.
New buildings in timber or hybrid timber construction are to be built on the corresponding plots of land. Most of the buildings are expected to be planned in accordance with the KfW40 standard and eligible for funding in accordance with the applicable housing promotion regulations. The other standards, in particular for expansion, result from the degewo equipment standards.
1. Planning services
1.a.) LP 1 — 2: Creation of approvable building concepts with pre-adjusted status
1.b.) LP 3 - 4 - Preparation of design and approval planning based on results level 1.a. and obtaining the building permit
1.c.) LP 5 — 8 - Preparation of execution planning based on results level 1.b.). Positions of site managers according to BauO Bln and site supervision.
Documentation with final handover. Achieving the final acceptance of the building authority. Early introduction to building services systems.
2nd construction
turnkey and ready for operation in timber or hybrid timber construction, including all building services, interior fittings and outdoor facilities based on all results level 1.a. — 1.c.
The successful applicants from the participation competition are invited to submit a competition draft for 5 type houses and an offer in the bid phase. As a result of the negotiated procedure, 2-3 providers are selected to be commissioned as framework contract partners. A third bidder will only be commissioned if the distance from the second cheapest bidder's offer is less than €100/m² of living space.
The type houses to be developed in the process (design planning, design concept, rough schedule, etc.) together with the breakdown of the flat rate per type house become the basis of the framework contract to be concluded.
The call for each future project takes place after mini competition.
