Construction supervision services, repair of the base structure, local construction supervision, engineering services for performance phase 9 in accordance with HOAI.
The Gleisdreieck is the intersection of 2 main lines of the Berlin subway network and thus one of the most important transfer stations within urban transport. The viaducts were originally built as open segment arches at the beginning of the 20th century. After an elevated railway accident in 1908, the track system was rebuilt on two levels and the construction of the Gleisdreieck underground station began, which went into operation in 1914. In the course of the following decades, the viaducts were rebuilt and re-used several times in accordance with the requirement profiles of the time.
In 2014, the property on which the base structure is located was sold to a private investor. A neighborhood agreement was signed with the property owner in order to preserve the rights of use and to continue running the underground. However, in order to guarantee the long-term load-bearing capacity of the underground line and the train station, the base structure must be thoroughly renovated. In order to ensure the static load-bearing capacity of the components of the routes, the damage patterns on the base structure must be permanently renovated with the basic repairs. This includes in particular damage to masonry, concrete surfaces and steel components.
The entire Gleisdreieck is a listed building. The necessary permits for planned demolition and repair measures were issued by the Lower Monument Protection Authority. After the BVG workshops have gradually moved out, fixtures and fittings in and on the arches will be dismantled in order to be able to carry out a basic repair on the primary structure of the supporting structure.
The entire project was divided into 4 sections, with 2 sections being tendered and awarded together. The area of the project is very limited, so that the construction site logistics must be aligned accordingly. During the first construction phase, workshops will remain in the base structure, which must also remain operational. Corresponding agreements must also be made with the neighbor "station" in order to keep noise pollution as low as possible on certain days.
The engineering services of the local construction supervision to be awarded here are to take over the cooperation and supervision services on behalf of the client. The scope of services also includes services from service phase 9 of the HOAI.
In a first stage of the contract, the local construction supervision for construction sections 1 and 2 is commissioned, the construction supervision services for construction sections 3 and 4 as well as the performance of the phase. 9 are optionally commissioned. The services of the Lph. 9 are based on the completion of construction phases 1 + 2 and 3 + 4.
The services include, among other things, the guidance of the executing companies, the accompaniment of the proper demolition and the control of the disposal of building materials. The Lph. 8 (site management) is provided by the client itself and is not part of this contract.
The construction works (construction phases 1 and 2 as well as construction phases 3 and 4) are tendered and awarded in separate procedures. From the execution of construction phases 3 and 4 (approx. 02/2022), 2 construction companies may be on site for a period of approx. 10 months. According to the current schedule, at least construction phases 2 and 3 are running parallel to each other.

- BA 1 + 2 - approx. 03/21 - 10/22 (building supervision),
- BA 1 + 2 - after acceptance BA 1 + 2 (phase 9) - option,
- BA 3 + 4 - approx. 02/22 - 08/23 (building surveillance) - option,
- BA 3 + 4 - after acceptance BA 3 + 4 (phase 9) - option.
