Architect service for the dismantling and new construction of the sports hall elementary school Marienschule,

Langendorfer Str. 165, 56564 Neuwied.

Phases 5 to 9 are commissioned in accordance with HOAI 2021; Honorarzone III.

The gymnasium was built in 1960/61 as a two-storey building, in the typical construction of that time as a reinforced concrete structure.

It is located opposite the primary school, on the other side of the schoolyard, as a solitaire. The new sports hall of the neighbouring, district integrated comprehensive school (IGS) is located right next to it.

The building is in very poor condition. No significant building-preserving investments have been made since its construction.

The large openings in the longitudinal facades are closed with glass blocks or single-glazed steel frame windows. The gable sides are clad with clinker bricks. The gable roof construction was carried out with trusses and a cover made of well eternit panels. The entire infrastructure such as electrical systems, water supply and disposal, heating system, etc. date back to the 1960s and does not meet the requirements for modern sports operations. The sports floor was manufactured as a wooden parquet swinging floor.

In 2012, deficiencies in the carpenter's roof construction were identified as part of the stability checks, with the result that the upper gym area was closed. The lower gym area, with a separate entrance, is used as a gym.

In 2019, a building pollutant investigation was commissioned to the Office for Environment and Geology Dr. Kröll. Various pollutant levels were identified by the expert, e.g. asbestos, MKW, PAH, PCB, etc.

New construction of a single-field gym The gym is predominantly used as a school sports hall for this primary school.

The new school sports hall will be built on a subfloor area of the existing hall. Due to its allocation to the existing outdoor sports facility (career track with tartan covering), the new sports hall will be rotated by 90 degrees and is undergoing a new and guided development.

The new sports hall will be built as a single-storey single sports hall according to the criteria of DIN 18032-1. There are no additional sports rooms in addition to the sports hall and social rooms. The new building will be implemented as a barrier-free facility.

In addition to the barrier-free toilet/shower unit, the necessary movement areas, color and design concepts are also tailored to people with disabilities.

With a minimum height of 5.50 m, the sports hall is designed as a steel construction with BSH roof racks and classic masonry construction. The slightly inclined roof surfaces are covered with one-sided acoustically effective trapezoidal sheets, which are sealed with mineral rock wool and plastic sealing membranes.

The sports hall has an elastic sports floor with a sports and multi-purpose linoleum covering. The baffle walls, which are mounted on all sides, are designed as a flat-elastic wooden baffle with elastic elements made of steel pressure springs.

The building is connected to the district heating network Stadtwerke Neuwied and supplied with thermal energy. The existing hall was already connected to the grid.

The ventilation is regulated by a natural ventilation system. The selected system is a complete solution for control through intelligent control of windows, blinds and mechanically supported hybrid solutions in the changing and shower areas.

The effects of the entire building complex were chosen in such a way that the Marienschule schoolyard remains the maximum possible open space. The sports hall is located at the north/east and southeast boundaries with the minimum limit distance; these areas are extensively greened.

The other two sides of the building as a whole border on main usable areas and, with the covered outdoor area in front of the entrance and a possible boulder wall on the outside wall of the sports hall, form important and useful supplementary offers for physical education.

Due to the solitary position of the new building, there will be small restrictions for school operations during construction operations. The schoolyard will be reduced and closed off by the required construction area. The delivery takes place via Langendorfer Straße and the closed schoolyard.

The disassembly work should take place during the school-free period. With the completion of the disassembly work, a seamless transition to the execution of the new construction work should take place
