General contractor services for the new construction of 2 modular school annexes

As part of the Berlin School Construction Offensive (BSO), the Pankow district office of Berlin is planning the turnkey construction of two temporary school extension buildings at the locations "Schule am Hamburger Platz" (LOG D) for 104 pupils with canteen and "Grundschule im Moselviertel" (LOG E) for 182 pupils. The tender is based on the enclosed functional specifications, the specifications and the room programme for each location.

The handover of the structure, including commissioning, must take place by 22.12.2023 at the latest.

Objectives for the new building of the school location are:

▪ Construction of one two-storey school building (gross floor area approx. 990 m2, clear

Room height min. 2.75 m) including media development

▪ Compliance with high energy standards through GEG-30 standard.

At the end of its useful life of approximately 15 years, the building must be dismantled non-destructively and rebuilt at other locations. As a type of construction, therefore, only modular construction or element construction come into question. Otherwise, the choice of construction type and building materials is incumbent on the bidder. The realization in container construction is excluded.

In addition to the above-mentioned construction work, the contractor shall provide the following other services:

▪ Planning services for all cost groups, esp.

o Approval planning

o Plant and assembly planning including structural engineering

o Fire protection planning based on the existing fire protection concept

o Building physics consulting services in particular sound insulation and thermal insulation

o Kitchen planning

▪ Surveying services (measurement of the new building in the official site plan)
