Project management services within the framework of the reconversion operation in commercial and tertiary space of the former branch of the Banque de France located on boulevard Raspail in Paris

Project management services as part of the conversion operation of the former Banque de France branch into premises for commercial and tertiary use located at 48 boulevard Raspail, 75007 Paris.

The real estate complex, owned by the Banque de France, includes housing and shops (these two spaces remaining in operation during the works) and the old branch which must be reconverted as part of a lease in BEFA by a “flagship” type retail chain.

The reconversion project concerns the so-called “hull” work at the expense of the owner-lessor for the change of destination of the four levels (R-2 to R + 2) of the former branch into a commercial sales area (including standard space " food court ”) as well as the works of fitting out an office space (called“ column of cancellations ”) (DRC to R + 7).

The purpose of this contract is to provide project management as part of the renovation work on the “Raspail” branch with a change of destination for commercial leasing:

Firm edge:

- APS resumption of the preliminary draft;

- APD Final preliminary draft;

- AA Administrative authorizations, prior declaration / building permit including the change of destination;

- PRO project studies for asbestos / lead removal and hull work;

- DCE Business consultation file for asbestos / lead removal work and for hull work;

- ACT Assistance with contracts for asbestos / lead removal and hull works;

- DET Direction of the execution of contracts for asbestos / lead removal works and hull works;

- VISA Visa for execution studies for asbestos / lead removal work and hull work;

- SYN Synthesis of execution studies;

- AOR Assistance during reception operations;

- GPA Assistance during the year of GPA;

- acoustic mission in the studies and works phase.

Optional tranche 1:

- CSSI Coordination of fire safety systems.

The project management team must have extensive references and skills, which may be required, in particular in:

- heritage architecture;

- construction economics;

- structural study in the old building;

- asbestos and lead removal;

- interventions in a heritage protection perimeter;

- primary installation of fluids (urban heating and cooling, CFO and CFA, CVCD);

- fire protection vis-à-vis third parties;

- acoustics (in studies and on site, in particular in the context of reducing nuisance vis-à-vis third parties);

- references in “hull” projects for commercial premises of large distribution companies and / or with catering areas;

- regulatory and technical provisions for the fire risk protection of ERP premises, and in particular vis-à-vis third parties.
