The client is planning a renovation of Lehngrund Oberschule in Glauchau. As part of the conversion measures, the existing building is to be thoroughly renovated and modernized.

Within the scope of this call for tenders, these are the planning services for service phases 1 to 9 according to HOAI.

A general renovation of the building with renewal of the installations, attic insulation, façade renovation with insulation, drainage is planned. The planner is invited to present alternative solutions for the fire protection concept, a proposal to improve the use of space in the building and the examination of the accessible access solutions.

When updating the planning, the provisions of the fire protection concept (preliminary planning) of 15.10.2019 must be implemented. Alternative solutions must be examined in the preliminary planning.

The client explicitly attaches importance to a cost-effective and urban planning compatible solution with necessary prioritization options in the execution, which primarily ensures the usability of the object. The necessary structural upgrades of the object through fire protection requirements are to be implemented in accordance with applicable law. The planning and implementation by the contractors shall be based on the simplest possible execution.

d) Creation and implementation of fire protection concept (alternative solutions)

The fire protection preliminary concept of 15.10.2019 (Schälzky Bauingenieure GmbH) is available and must be taken into account when updating the planning. The component verifications and the planning implementation for this are still to be provided by the Contractor. The client expects to investigate alternative solutions to the fire protection concept in order to reduce costs.

e) Colour concept

Colours arouse emotions or trigger associations in every viewer. This makes it all the more important to develop a corresponding colour concept for the classrooms as well as for the entire school building.

f) Room acoustics

Room acoustics in educational buildings are of great importance, especially in classrooms, for the well-being and health of teaching staff and students. As part of the planning, the concept for room acoustics for the common room and a "sample" classroom is to be developed. In stage 1, the client commissions the basic services in accordance with HOAI, Annex 1, para. 1.2.5.

Within the framework of the stages described above, the contractor shall provide the basic services of structural design in accordance with HOAI, Part 4, Section 1, LPH 1-6, §§ 49-52 and Appendix 14.
