General refurbishment Gymnasium Roth - open space planning according to § 39 HOAI LPH 1-9

The parts of the Gymnasium Roth built in the years 1965 and 1970 are to be completely refurbished in two phases. In a first construction phase, the renovation of building 1 (building component 1) is planned for the period from 2020 to 2022. The second construction phase includes the renovation of building 2 (building component 2) in the period from 2022 to 2024. With regard to the total costs (KG 200-700), approx. EUR 34 730 000 gross is assumed. The execution of the construction project takes place in the ongoing school operation.

Prior to this a feasibility study and a stability and fire resistance duration investigation were carried out. In addition, the inventory was examined for harmful substances and a room book was created in which, among other things, deficiencies were recorded. Objectives and requirements for the rehabilitation are summarized in a pedagogical concept.

It is intended with this call for the following services after HOAI stepwise for the general refurbishment of Gymnasium Roth to commission:

- Level 1: LPH 1-2,

- Level 2: LPH 3-4,

- Level 3: LPH 5-7,

- Level 4: LPH 8-9.

The implementation of the planning is done according to BIM. The service phases are commissioned in stages and apply to both construction stages.

A claim of the contractor on the commission of further achievements and the stage 2 (completely or partly) does not exist. From the stepwise commissioning no additional fee or damage claims can be asserted.

The basis of the contract shall be the contract model of the client enclosed with the invitation to the negotiated procedure.

The realization of the project is based on a limited budget and financing. The profitability of the entire project must be given. This may limit the scope of the services. Only if the economic conditions are secured and the client considers the profitability of the project realization given, the client will award further services.
