The subject of the contract are services in the field of performing current repair works and services, including maintenance, inspections, periodic inspections, removal and protection of failures and other activities in the general construction industry necessary to maintain in operation buildings and premises as well as areas managed and administered by the Department of Real Estate Management in the Mokotów District and in municipal premises located in buildings not in the administration of ZGN, located in VI Administrative Districts, in the period from the day following the date of signing the contract to 31.07.2024.

The subject of the contract are services in the field of performing current repair works and services, including maintenance, inspections, periodic inspections, removal and protection of failures and other activities in the general construction industry necessary to maintain in operation buildings and premises as well as areas managed and administered by the Department of Real Estate Management in the Mokotów District and in municipal premises located in buildings not in the administration of ZGN, located in VI Administrative Districts, in the period from the day following the date of signing the contract to 31.07.2024.

The following actions are included in the scope of the order:

1. carrying out periodic inspections in municipal buildings managed and administered by the ZGN in the Mokotów District, the lists of which are included in Chapter IV of the SWZ (once a year and drawing up protocols, pursuant to Article 62(1) of the Construction Law Act of 7 July 1994 (i.e. Journal of Laws of 2021, item 2351, as amended – hereinafter: the Construction Law Act) consisting in checking the technical condition of buildings, and in particular, inspecting the structure and covering of roofs, loggias, balconies (including pollution), attics, chimneys, balustrades, gutters, glazing, woodwork from the outside, etc., elements exposed to destructive atmospheric influences and destructive effects of factors occurring during use, the damage of which may cause threats to the safety of persons, the environment and the structure of the building. A detailed check should cover the technical condition of the external layers of external partitions (texture layer), elements of external walls (attics, pillars, cornices), balustrades, loggias and balconies, devices attached to the walls and roof, elements of building drainage and flashings, roofing materials, devices constituting fire protection of the building, elements of the sewage system draining sewage from the building, passages of installation connections through the walls of the building and all other visible elements of the building, as well as the aesthetics of the building and its surroundings.

In buildings where a 5-year inspection was carried out in a given year, annual inspections are not carried out.

2. round-the-clock removal of failures and their consequences together with post-emergency works, ad hoc protection of city facilities when they threaten to fail (excluding the installation) or pose a threat to life and property.

3. performing maintenance repairs, i.e. performing repair works resulting from the inspections carried out and performing other repair works reported by the DOM both in relation to municipal buildings and premises managed and administered by ZGN and municipal premises in buildings not being in the administration of ZGN, if the work in them is commissioned by the Ordering Party, as well as field equipment related to buildings, like retaining walls, stairs, descents to underground garages, building bands, garbage cans, fences, gates, etc. and elements of small architecture and buildings related to these buildings and performing minor repairs of roads and pavements, installation and dismantling of vertical signs, posts and painting of horizontal signs.

Pursuant to Article 214(1)(7), the Contracting Authority provides for the possibility of awarding a contract consisting in the repetition of similar services within 3 years from the award of the basic contract for the performance of ongoing repair works and services, including maintenance, inspections, periodic inspections, removal and protection of failures and other activities in the general construction industry necessary for the maintenance of buildings and premises as well as areas managed and administered by the Plant. Real Estate Management in the Mokotów District and in municipal premises located in buildings not in the ZGN administration - in the case of submitting an offer for District I: PLN 225,000.00 gross
