Object planning of buildings for work phases 1-9
In the Lower Taunus on the outskirts of the core town of Idstein is the Limesschule, a cooperative comprehensive school with upper secondary school, which currently consists of four components. The Rheingau-Taunus-Kreis intends to build a 2 -3 storey new building or extension to component D at the Limesschule.
For this purpose, we are currently putting together the planning team and are looking for
an office for "Object Planning Building" - LPH 1-9
Building D (grammar school area) was built in 2009-2011. See site plan and floor plans. Opposite the planned extension is component B from 1977 with the natural sciences.
Building D has no basement, consists of a 2-3-storey solid construction with ETICS with partial metal cladding and a prefabricated metal roof in the form of a monopitch roof. There is an elevator in component D. Building B also has no basement in the southern area, 2-storey with a flat roof. Building B contains the central heating system for the entire school complex. In the area of the planned new building, there is an outdoor elevator and a disabled ramp in the outdoor facilities.
Since the Limesschule lacks premises due to the steadily increasing number of pupils, nine classroom pavilions have already been set up. In cooperation between the users and the RTK, a preliminary spatial program was created, which shows a total gross floor area of approx. 950 m². The room program essentially includes: 8 classrooms, 2 larger common rooms, material and meeting rooms / teacher base, toilet facilities, cleaning and technical rooms.
In the adjacent outdoor area of the new building complex, adjustments to the existing road and fire brigade areas will be necessary as well as to ensure barrier-free building access on all floors.
In total, costs of € 3,875,000 are estimated for the new building. (Total project costs, gross).
The net eligible costs based on the preliminary space programme are: Cost group 300: €1,883,000
Kostengruppe 400: 470.000 €
The construction method is open as long as the model school construction guideline and all other corresponding legal requirements are complied with. The final decision is incumbent on the committees of the Rheingau-Taunus-Kreis.
Step-by-step/sectional commissioning or overall commissioning
It is intended to carry out the assignment in stages/sections. For this purpose, the following agreements are foreseen:
The Client shall initially only transfer work phases 1 to 3 to the Contractor.
The client intends to transfer the further work phases individually or as a whole to the contractor when continuing the planning and execution of the construction project. The transfer shall be made by written notice.
The client reserves the right to limit the transfer of further service phases to individual sections of the construction project (commissioning in sections).
The client is free in his decision about a further assignment; there is no entitlement to the transfer of further services.
The contractor is obliged to provide these further services if they are transferred to him in writing by the customer within three years after completion of the services previously ordered.
In the event of a transfer of further services, the conditions of the contract already concluded shall apply. The contractor cannot derive any increase in his fee or other claims from the gradual or phased transfer.
The basics are being further developed in the meantime. Should you advance to the next phase (submission of an offer) after your application, these as well as other as-built plans etc. will be made available. The aim is to start planning immediately.
