Ownership structure of buildings and characteristics of residential premises owned by the Municipality of Gdańsk: - number of residential buildings 100% owned by the Municipality of Gdańsk - 1 426. - total number of residential premises to service - 15 504. - total usable area of residential premises for service -710 563 m2. Tenant emergency, maintenance, securing and removing failures, in the field of sanitary works.1. The subject of the contract in 2023 is: a) conducting a tenant emergency service in the field of sanitary works including installations: water and sewage, central heating and hot water installations and gas installations, b) maintenance, protection and removal of failures, in the scope of sanitary works including water and sewage installations, 2. The detailed material scope of works includes: Plumbing: - inspection of the technical condition of the installation with protection and removal of existing leaks, - closing the shut-off valves and possibly putting a cable tie on the pipe, - replacement of defective or corroded pipe sections, - installation and/or replacement of valves on plumbing, - repair by replacing heads, gaskets or replacing damaged sub-vertical valves, - cleaning and clearing sections of installations in premises, risers and sewage levels and removing local leaks, by sealing of connections or replacement of pipe sections up to 3 m, - repair and replacement of vent pipes and aeration valves mounted on sewer risers, - adjusting the parameters of the installation, - cleaning of inspections, installation of missing revisions on risers or levels in the basements of buildings, - cleaning of grilles, manholes of sanitary and rainwater sewage systems and water meter wells at municipal buildings, on networks in operation of the Ordering Party, - repair, supplementation and replacement of manholes of inspection manholes, water meters and septic tanks, including their installation, - protection of water and sewage systems against freezing in empty premises, staircases and cellars of emptied buildings, - defrosting installations, freezing installations, - securing installations in the building for the winter period, - dismantling and / or assembly of toilet kompakt (ordinary, Warsaw), - dismantling and/or assembly of washbasins, - dismantling and/or assembly of the bath, - dismantling and/or installation of shower trays, - replacement of gaskets, - replacement of sanitary equipment - white assembly in premises for settlement, - Protection of the well with a flap or ready-made cover, - Protection of the well with a flap or cover made (boards + roofing felt). a) The Contracting Authority provides for commissioning to the Contractor works of a similar nature to those listed in paragraph 1. 3. Maintenance, protection and repair of failures in the field of sanitary work.1. The subject of the contract in 2023 are: a) maintenance, protection and removal of failures, in the scope of sanitary works involving central heating and hot water installations; b) inspections, commissioning and closing of central heating and hot water nodes as well as central heating and hot water installations, 2. The detailed material scope of works includes: Central heating and hot water installations: - sealing or replacement of valves, including: radiator, through valves under the risers of central heating and hot water installations. and automatic vents on risers central heating - protection of the installation in the building for the winter period - in justified cases, in consultation with GPEC, draining and supplementing the heating medium in the installation along with its venting, - regulation of the hot water circulation system, - repair or replacement of pumps, including circulators, thermostats, gate valves, valves (applies to nodes not transferred to GPEC), - disassembly and/or assembly of radiators - disassembly and/or assembly of the boiler, - dismantling and/or assembly of a single-function or dual-function electric furnace along with the modification of the installation - replacement of sanitary equipment - white assembly in premises for settlement - checking and supplementing the losses of heat-insulating insulation of central heating and hot water ducts, bricking up and plastering of carved holes in walls and ceilings after installation works, - supplementing pressure gauges and thermometers on distributors of central heating installations, - periodic cleaning of mesh filters on the DHW installation and on central heating installations in the rooms of distributors, - commissioning and closing all heating nodes (approx. 80 pcs) administered by Gdańskie Nieruchomości, - removal of failures in heating nodes, - inspections of heating nodes (approx. 80 pcs) administered by Gdańskie Nieruchomości The inspections concern: 1. the entire internal central heating installation from: threshold valves in the heat node, when the node is operated by the Ordering Party, 2. distributors when the substation is operated by GPEC. - Securing the well with a flap or ready cover, - Securing the well with a flap or cover made (boards + roofing felt). 3.
