General planning services or architectural and engineering services for the renovation of an apartment building in Scheederstr. 51-51c at the Königs Wusterhausen site
The object of the contract to be awarded is the architectural, engineering and consulting services for the renovation of the building at Scheederstraße 51-51c in 15711 Königs Wusterhausen. It is a building with a total of 24 apartments and 1,342 m² of living space. The building consists of two full floors, a converted attic in the pitched roof area. The building has a full basement and was built in masonry around 1987/88. Access is via four stairwells with street access and back side entrance. The property is characterized by regular structural maintenance (e.g. staircases and as described before), but without comprehensive modernizations or repairs. The apartments are fully rented out, i.e. the construction work will be carried out in the inhabited state.

The planning services include services according to the fee schedule for architects and engineers as of
2021 (hereinafter HOAI) for the basic services of the work phases (LP) 1 to 3 and special
Services:
- object planning buildings and interiors according to § 34 HOAI,
- outdoor space planning according to § 39 HOAI,
- structural engineering according to § 51 HOAI and
- Technical equipment according to § 55 HOAI with
o System groups 1 (sewage, water and gas systems),
o 2 (heat supply systems),
o 3 (ventilation systems),
o 4 (high-voltage systems) and 5 (telecommunications and information technology systems) as well as
o Services for fire protection according to issue No. 17 of the AHO publication series, 3rd edition 2015, LP 1 to 3 and services for safety and health protection coordination according to AHO publication series, issue no. 15, status March 2011 - Services under the Construction Site Ordinance, LP 1.
